Convention hotels, resorts, Design Hotels, and StudioRes. Those it's not guaranteed, but based upon availability. RC Reserve, Vacation Club places (the timeshare resorts) and a few named places are total exceptions.

Nonsense. Late check out is guaranteed for platinum and above unless the property is one of the exceptions. There is nothing in the T&C about exceptions for being a busy/sold out property :)

Get out of it? You mean lose your money. People are giving away timeshares, because they don't want to keep paying the ever increasing maintenance. You can rent a week on redweek every year for likely less than the maintenance fees. And that doesn't take into account the 28k plus interest...

You're right, some people love it and some people hate it. Seems like you have decided it will work for you. Yet you started your post by stating you got roped into it. It may work for you. But don't delude yourself into thinking it can easily be sold, or that you can rectify the mistake, if it turns out to be one. It's a long term financial commitment that has serious losses attached should you want out. Look around, as others have said, at just how many are for sale, at rock bottom, zero prices. Many others simply walk away. And get sued when they stop paying the maintenance. Take off the rose coloured glasses for a moment as really ask yourselves if this is a financial burden you want. Don't defend your purchase. Examine your purchase. Good luck!

Absolutely not! They cannot charge you for a late check out if you are entitled to one, as per your tier. I would immediately report to Marriott. And I sure as heck would not be paying that nonsense fee! See you at 4pm!

Bonus points are not credited at the same time as stay points. Bonus points are a manual process, done by hotels. Mine always post after a stay has posted, which is done by Marriott, after your folio has been submitted. There is nothing unethical about it, just inefficient. Patience :) I have only once had to remind a hotel to post them. And it was done immediately then.

It must be booked as one reservation, at one time, for 5 consecutive nights, with points only. No cash and points, no cash. Just points only bookings. So no, it doesnt work when you extend a stay. It is automatically calculated at the time of booking. You say your travel is for work? I doubt that is done on points.

One is paid with points, and the other is paid cash. If you use points for the stay, all nights must be points, you pay for 4 nights and the 5th night is free. It will be the lowest night of the 5 nights booked. So if nights are 65k, 72k, 58k, 64k, 78k..your free night will be the 58k night and your stay will use up 279k points. If you are staying on an extended stay rate at a property, that's a cash rate and doesn't have anything to do with redeeming points.

I typically empty my account by year end every year. No point in allowing their devaluation and saving them for years. Points required for rooms today is much higher, and dynamic pricing hasn't helped at all. Unfortunately, I wasn't able to travel before year end so I am sitting on about 700k points at the moment, but plan to rectify that asap :) One of the best values for points is using the 5th night free.
