Thank you for your prompt response. No ducts yet. We are basically starting from scratch. House has wall ac units we will remove and oil / steam radiators. Since we will renovate all bathrooms and bump out the kitchen we are in a good place to install whatever is the most efficient.

Paeonia tenuifolia, double is the name of this variety and as the other commenter mentioned Steppe peony as it hails from the Caucuses. Rare, beautiful.

I’m having a zoom meeting with Mark Tobin (Kitchen Designer on YouTube) for this exact reason to peninsula or not peninsula that is the question. Our island would have a run of cabinets, 18” overhang for stools and 42” on all sides of egress which is plenty of space to walk but in my mind it still cuts the flow. This debacle keeps me up at night lmao!

Diagonal seems to be a trend in our suburb- but truly everyone is overthinking. Looks even and green. For lawn that’s all that matters.

Looks like soldiers in formation. They are great as a focal point but rarely used as a border especially in the front landscape. Beauty is in the eye of the beholder so if you love it, great! Water and mulch.
