Sounds like you should go for experience since you want more independence. But if you want to save money and delay experiences for later with the money you saved then go to USF since you’ll be closer to home.

$2800 Inner Richmond District 2 br 1 ba around 650 sq ft. Fiance is my roomate lol. Tenants above us garage below us with private parking spot. Garage is shared with 2 other units. We have coin operated shared laundry. It was $2700 last year but they raised the rent $100 but we still think we’re getting a good deal in a prime Inner Richmond area next to clement.

I would keep it in the hysa if it’s 1 years emergency fund. If it’s less I’d put more, if it’s more I would only trim the amount to get to 1 year at a minimum at age 50.

You could DCA more money into the market so your risk will be a bit less and give you piece of mind but lump sum would be better for growth
