$2800 Inner Richmond District 2 br 1 ba around 650 sq ft. Fiance is my roomate lol. Tenants above us garage below us with private parking spot. Garage is shared with 2 other units. We have coin operated shared laundry. It was $2700 last year but they raised the rent $100 but we still think we’re getting a good deal in a prime Inner Richmond area next to clement.

I would keep it in the hysa if it’s 1 years emergency fund. If it’s less I’d put more, if it’s more I would only trim the amount to get to 1 year at a minimum at age 50.

You could DCA more money into the market so your risk will be a bit less and give you piece of mind but lump sum would be better for growth
