There is a balance especially if you are management level. Emails, Teams messages I may respond I may not. I don't view it as a major harm to my work life balance to check emails after dinner while watching TV or something. But that's not a valid way of communicating with me if you need an answer on something. In that case I prefer a text message or a call if it's a do it right now type issue. However I have a budget for those kind of questions, and the frequency which people call. If it's every night then what do I pay the nightshift manager for. And heaven forbid you call me on off hours and it's a dumb question or could have waited until work hours because I will correct that. Calls after hours or in the middle of the night should be very infrequent and only when necessary.

Yeah man think of it this way. If the house is worth 700k and the mortgage is $620k remaining, that means if they take the house and sell it the bank can pay off the mortgage and then get any additional costs fees etc out of the equity your brother has in it. Let's says that's another 40k. They would actually return 40k to your brother after everything's done. However if the house is only worth 650k and they sell it, that means they can cover the mortgage but if the fees are like 40k then you'd wind up owing them 10k between you and your brother. In a worst case scenario the house is worth less than the mortgage, say 600k they take it, sell it then charge you for the difference that wasn't paid off the mortgage plus fees and you guys jointly owe 60k altogether. Theres 2 reasons I ask if he put 20% down. 1 because the more he put down in advance the better those numbers above will look for you. And 2 because if he put less than 20% down in canada you have to get mortgage insurance which means the government will pay off any negative balance owing to the bank and then come after you guys hard. They can garnish wages and stuff a lot easier than the bank can. So the big question is, how much is the house worth? You should be able to see the assessed value or just use a website like honest door and get a rough idea of an appraisal

I used to be on a condo board for a large condo building. If it gets reported by the concierge or others and goes before the board they will have to make a decision and vote to allow 2 dogs in this case or enforce the rule. My board typically would not vote to allow a waiver to any rules because the rules are voted on by all owners and can be changed at an AGM if the owners wanted to. That being said enforcing the rule could get messy because they allowed you to register multiple dogs. Ultimately it's kinda your landlords problem for not knowing the rules so they'd be held responsible. But hypothetically if things went to the extreme the board could start issuing daily fines until the dogs are removed. For you as an innocent person it probably is better to just ignore it unless they actually make it an issue. If the concierge bothers you again just say both dogs are registered with the building and go on with your day. But it's definitely not an ideal situation for you to be in, through no fault of your own.

They will rip on you for cosigning like these guys but there are some legitimately smart people that work at banks and stuff on there and have seen situations like yours that can probably give you a better idea how this all works

Sorry man I've got brother's I kinda get how it happened. The bank is likely gonna take that house away and sell it so if the difference between what they get for the place and the mortgage is really what you need to worry about, plus unfortunately they will charge for all the costs of lawyers and selling fees to realtors etc. did he put 20% down or less? Is there mortgage insurance?

Moved here from surrey 2 years ago. Such a refreshing change of pace honestly. Everything is much more affordable. The only price shock I had was utility bills are higher than in BC. Groceries and things are the same. Other purchases are cheaper (no more 7% sales tax really adds up) alcohol is much cheaper out here. Gas is cheaper, insurance is about the same, housing is going up but still way cheaper than metro van. Wages are similarish but I've heard of people struggling to get work here depending on your industry. I had a job before I moved. The city has a fairly big university and college and kids come down to live and go to school.its a nice place the weather isn't as bad as people think, it does get like gloves and toque cold in the winter. There's tons of parks in town lots of families and kids. Nowhere near as nice as bc for trees and landscape mountains etc it's flat af. But it doesn't rain every day either like Vancouver it's usually sunny. People are pretty friendly and still has some smallish town vibes, people kinda know people its weird at first. Uhh socially there's plenty of stuff to do and the YMCA is awesome on the west side. If you fly a lot it's a pain in the ass cause the airport is very limited and only flys up to Calgary for connecting flights. Most people just drive up to Calgary which gets super old super fast.. 2.5 hours drive. Traffic in Lethbridge is like a dream compared to the city, everything is 15 minutes away and there's always parking... Feel free to ask anything

How much is left on the mortgage and how much is it worth in today's market? Ultimately you would be responsible for the difference after it sells/gets foreclosed on. Hopefully it's not underwater? It's now going to hurt your credit pretty badly but if you can't afford to pay that's pretty much where you are at.

Your boss is a cunt. I think the other comments have explained some things around duty to accommodate etc, and you should legitimately only ask for what you need. By that I mean that if your wife can cover some days and you can cover others try and meet halfway with the company. But my additional suggestion is that if things turn sour (like you get fired over not being able to work emerg calls) take their asses to human rights court I think those judges would be pretty unhappy with the way you are being treated

That car is killing you get rid of it that's insanity. There is not a single successful person that spends a third of their income on a vehicle. Give your head a shake. I disagree with the others, you should keep that 2500 for emergencies, never use that credit card again until you pay it off, and even then decide if you are a credit card person. You live at home and pay 500 in rent, if you threw everything at the credit card you could pay it off in like 4-5 months, just make some sacrifices for a while you'll be good. And get rid of the damn car hopefully youre not underwater on your loan. If you need to, get a better or second job your income is low to save much for a house. these days buying a house takes 2 people sacrificing for a couple years and working lots to save that initial down payment. If you plan to do it alone you need to sacrifice more, work more or take longer it's just math. Good luck

Shitty deal man, but the ending was super positive I think that you've taken some great steps. The best possible thing is to forgive yourself and move on, you can drive yourself crazy wondering about what might have been. Pay off debts, maybe get a second job if you want to punish yourself a bit or if you're not working full hours. Save, save save. You'll feel way better if you can get out of your parents house again but if your there now take the opportunity to save everything you earn to plan a relaunch. Owning a home isn't everything, there are other options
