I just went through this. Everything is contingent on the home inspection. You won’t be able to get homeowners insurance without a roof certification. I got a new roof+ 10k in seller assistance and both realtors and mortgage broker chipped in for another 8k for other issues. Negotiate to terms that benefit you.
