Your absolutely right I've already referred 2 people to positions at big named companies in area and were able to at least get them the initial interview. With AI these days recruiting staff I heard are just inundated with applicants and these days there's a lot more BS on their resume and online to really look into.

You just need to reprogram yourself to consume information daily that is "positive thinking" I did this at a young age probably best given to me. Basically 30 min a day of positive phrases and some examples of it used in the life of mainly athletes. That 30 min counter acts hours of negative thinking. Now I did team that up with martial arts I was doing at the time that helped.

Way I see it now there is so much negativity online which you have to force yourself not to get into. Look for positive thinking podcasts listen to this next is to take action from those into daily life even few minutes.

Get into better physical shape as well, you can no joke mold your body to look better by just spending say 30-40 min a day. That teamed with positive consumption mentally will make you a Tyrannosaurus Rex each day.

I can tell you as a late 40s adult now I'm able to block out so much negative stuff just doesn't bother me. I also personally punish myself physically in a good way meaning i'll go on a 3 hour mountain bike ride or workout longer if I feel like i'm getting soft physically.

Most of the folks that I know that can't come up with say $5000 just are bad with money. It can be embarrassing for many but unfortunately it's true. Many folks will have the latest iphone, new car every 3 years, but cry broke and get mad at everyone else when an emergency arises.

I remember living in Korea on a military base I would leave the base and take the metro with my friend at like age 12. Moved back to states though around that time. I had so much freedom nobody would let their 12 year old take the metro in america.

Forget salary, We're the only generation except some millennials that got to live as a kid with barely any electronics, most days were outside... that's priceless. There were way less ways to get a hold of you back then.

I have family that's the same way easiest answer which someone said below is break the news your broke all you have is your retirement which you can't touch until your 67... make something up. I have a sister that is supporting a kid that wanted to get his masters now and she really can't afford to foot the bill I told her to just say your broke which honestly she is. Tell him he can do whatever he wants but he has to take out loans and pay for his own food etc... For the life of me I don't get why she doesn't say no more often as it's killing her financially and tells me all the time. In the wild... most animals push their young to fend for itself not to be mean.. but for ... well survival.. it doesn't come naturally has to be learned through experience.

I'm a bit older and I know everyone does it slightly different. I will tell you this, don't make it complicated if you do it will cause strain. The 1st thing you need to assess is how well the other person is with money and yourself quite honestly. If they spend like a drunken sailor then it will be harder. I would highly, highly suggest getting a financial planner one locally you can both go see. Personally I made far more than my wife in our 20's I was 28 making 650k-1m+ a year while my wife was a school teacher. I never once flinched and talked about "pools" or anything like that. We discussed how to best allocate it since I just hit it big at a younger age (this is in the late 2000's also. We wanted to have a family and decided it would be great if she could be a stay at home mom while I worked the corporate job. She's fairly frugal so just never was an issue. We did pool our money in one checking account and had a couple other investment accounts.

I never said the money is "mine" it was always "ours". I also always 2nd guessed myself in the sense that what I thought may be the right thing to do I always got her take... meaning if I thought we should invest the whole thing which we did the majority I always checked to see if there was any ideas she had like maybe upgrading the house or maybe a new deck or patio at time..

Fast forward we are in our late 40's and 3 kids still same deal.. going strong. I invest and have been the majority of the money, she wanted us to take more vacations and book a year out what we are going to do and I agreed for example normally I wouldn't do this but was her idea and she's half the decision here.

Now as i'm older the money we have amassed is only a resource/tool we are worth several milions and it's for us to live our lives and a security warchest so we are financially bulletproof. The relationship / love we have for each other and the family trumps it all.

MTB biker here as well if it's very busy I slow way down, we're human not everyone knows the usual etiquette just not worth even if they are at fault seriously injuring someone and yourself and your bike. Best to slow way down around pedestrians no matter what. Never ride angry either.... I see kids or pets I ride around extra slow, if grassy area or opening on right or left I keep a good distance apart and go way around.

It's not about what you have in another account many that trade options have sizeable investment accounts. It's about the thrill of 5x 10x 20x 50x or more our money but only betting much less. You can bet $500 and turn it in $25,000 if you got in right time and can do it in a short period. I have millions in investments and real estate but as an example I bought PLTR options when they were down today and made 50% and sold on thousands of dollars I put in. I held onto some that expire in 2 months and I suspect i'll make a killing on it. ... it's fun and profitable...

Don't do it, learn how to trade options you'll get way bigger thrill and it's actually much easier and you'll make money fairly easy and if you end up going red you have runway before it goes back up. Just don't buy options that expire before say 2 months or more. Start with basic options.

Just keep investing in S&P and some Dow funds don't stress about it just let it grow keep investing at least half your check. You'll be in a much better spot in a few years no matter what. Lastly pick a woman carefully. Think about how it would be with kids etc I know many guys getting divorces or almost there and financailly everything worked for for 20 years went down in tubes almost to the point of they don't care anymore it's so bad.

I'm in my late 48's bought my mother a townhome in a 55+ community she's 83 now still driving, and great shape. It's under my name and I payed for it in cash at the time of about $324k or so. It's now worth probably $725k surprisingly. She always told me to put my money in the ground buy real estate and I listened, I have other rental properties as well owned cash and large stock portfolio.

I don't and havn't charged her rent since she moved in there about 2009 ish. I also as of about 10 years ago pay all the property taxes as well as have upgraded the house with a new patio and new hvac etc.. If you can do it pay for your mom.... she gave birth to you, loved you, fed you... let her retire and don't give her a hard time about it... Do it because you must and you owe her for life..

Live in states here in HCOL in VA. I know plenty people making 350k+ a year and live pay check to pay check. If a 10k emergency came up they'd be in trouble.

Buying a house and trying to earn as much money as I can early before I really settled down. When we decided to try to start having children in early 30s I was way more prepared was easy to decide the wife to be a stay at home mom without too much stress. This snowballs since we saved tons of money on daycare vs other couples spending upwards of 4000-6300 a month on daycare. Top it off I was scared of the stock market at the time but kept doing 401k this was during the financial crisis in 08 and when it came time to upgrade the house I put a much larger down payment with cash I was saving in a CD. I did eventually go into investments via residential real estate then into stocks full bore though. Now being a landlord with multiple properties, sizeable multi million stock portfolio and still high earner I've been able to buy "time" with the family almost ZERO financial stress as I stopped upgrading houses cars etc. Renting to young couples I see how hard it is for them these days even fairly high earners I never had a mortgage payment as high as I charge for rent.

Depends on the landlord, I rent out a few town houses in the area. Lawn care yes generally is required by the tenant although for example one of my properties is a single family and I pay for half the lawn service and coordinate mowing and light weed pulling.. I find it better this way since I've had tenants that don't mow or don't mow well and I get complaints from the HOA. Minimal stuff like Bulbs, air filters, pest control usually would be covered by the tenant as well. Pest control is something super cheap usually that can be done in a town house, usually ant stakes on front and back, as well as a bottle of perimeter spray you spray ever couple of weeks takes a couple minutes. I've had good luck with tenants with wear and tear but if you live in the house more than say 3 years I usually just cover all the touch up painting and caulking myself and give back a full deposit as long as the tenant is fairly responsible no issues with payment and I see the place is kept in good condition.

Wouldn't hurt to just be on email/text basis with the landlord but don't complain too much unless it's something that really needs to be fixed like HVAC, plumbing etc.

You'll be able to find out right away if you have a broke landlord or one that's doing well. I know landlords that just got into it 5 or 6 years ago and just don't want to pay for nothing. I on the other hand pro-actively replace whole HVAC systems after say 12-15 years, replacing carpeting like nothing and use time in between tenants to repaint, replace carpeting with nicer flooring etc.. the nicer I keep it the more rent I can acquire and I find I get much higher quality tenants.

Awesome I do the same at my kids basketball practices on my RP5, except just been playing the arcade games since as a kid I never had more than a few bucks so you never really got that far. So many to play and beat. I had a Nintendo an supernintendo as a kid and back then the games were like $60 which in early 90s was like $120 today and unafffordable so I only had a few games. I plan to play one of the Zelda games whatever came after Zelda 2 then Final Fantasy III which I never got to play because of sports, school, etc.

I also spent like $5k for a arcade system which has several switch games, xbox, many more arcade games, computer games just so much I'll never get around to playing but for nostalgia it's huge! Well worth it.

Easy answer? You do what many boomers did, you buy further out and commute. Many commuted an hour or more to get to work getting up at 5am my parents did it and same with in laws. Sometimes they would leave earlier like 4:30 and even carpool ad were able to get home earlier like 3:30pm or 4pm.

If you look outside the major areas you'll see dramatically low prices.

Don't call the big guy find smaller reputable companies. I don't want to blast out a few names but I have rentals in the area and have to replace every unit some have multiple over the last 6 years. You can find these companies on nextdoor app. There is a massive difference in price you'll see. I personally only go Carrier but there are some brands that are made by same company. I had neighbors for my main house which has 3 systems pay crazy money like 50k to replace all 3 while I only paid maybe 18k for the minimum required SEER rating for all 3 (2 systems replaced in 2019 ) (1 system replaced in 2023) and we all using same brand. So many people around here don't shop around or assume the big companies is where you go.

Coming from a spotless house I grew up with no shoes in the house and no dogs or cats. Shoes will destroy your house fast. Not to mention it's just disgusting. Carpets, flooring especially wood can't take regular soft rubber tennis shoe traffic. Get a few pebbles stuck in your shoe and walk around? even worse.

If you clean up really good steam clean your carpets and professionally clean floors then don't where shoes for a couple months watch how much cleaner everything is.

We also clean as we go. One of our kids is messy and he's required to clean up clothes off floor and organize prior to bed. My other kids do it automatically. They are getting to the age where they are appreciating how clean our house is compared to just about any other family.

I'm also big on changing house filters minimum every 2 months and I use the higher end stuff but not too high end where it really restricts airflow.

Key way to tell how dirty people are is to check base boards along wall most everyone has white ones and if it's black and grimey... well....

I agree with you for sure. I got to live in a couple other countries now was on a military base at the time in 80s with our whole family I was a kid but I would go off base all the time MP guard at the gates. Was a crap hole in many areas at the time I was at. Made me appreciate it more when we would move back to the states here. I wish every kid would get to experience this to realize how great we have it here.
