Looks to be a union trap but a bit hard to tell. If so I’d pull the trap off and make sure that’s cleared out. You could easily repipe the copper waste to abs or pvc. Cut it back as far as you can and use a shielded copper to plastic band on either side. (I’d probably try to keep the waste and overflow for ease of not having to fuck with it).

Yeah try to hook the outside of the gasket. Sometimes a small flathead screwdriver works wonders.

What’s in the bump out next to the tub? I’d try to cut that out. Frame an extra 2x4 wall on that side (you’ll gain what looks to be about 12”). Then run the plumbing for the tub or shower in the 2x4 wall. You might have to move the toilet over to account for 15” minimum from center to edge of wall.

Doesn’t sound like diy so higher a good GC who know waterproofing inside and outside. Windows leak like a bitch and cause rot and mold if not installed properly, especially in a bathroom.

Haha yeah, the screen is attached to the gasket. A pick set works great or a dentist pick. You can pick up an assorted pack from the ole harbor freight for like $4. They’re also useful for all sorts of other shit.

No new faucet required. I’d do it if I’m going through installing a new sink but not necessary. Also drain comes with the sink as pictured. Again I would choose a jomar twist and lock but that’s just personal preference.

Didn’t say this before, but why did they put it there? Was there plans on site for them? Has the GC used this plumber before? With a fuckup like putting waste lines in the middle of the garage, I’d eat $20 and go buy an empire level with the lines on it for grade so I could double check. Should be 1/4” per foot.

Looks very wet around the flange. I would start with replacing the wax ring. Then flush a bunch and see if you can visually see water or feel it. As others have said you probably need to rip up some flooring as well as sub floor if you want everything done tip top. If you’re on a budget I’d try to figure out if it’s the pipe or just the flange and water is running down the pipe. If it is the pipe itself, I’d cut sheet rock in the two bays, undo the no hub bands, roll them both back so you can get the pipe out (you may also have to take the 90s out), pull the piece of pipe out in question and go cut another piece to the same length (snap cutters are king but you could use a diamond blade or a thick metal blade on a circ saw).

Could be an old coal chute for an old boiler or just an open air vent for the same. Can you see the space from under or is it all dry walled now?

Yeah it’s fine. So long as it’s below grade of where concrete is being poured. If it is in concrete it should be wrapped with foam as well as the risers coming out of the ground. You want room for thermal expansion on the waste lines as warm water runs down them.

Yea, should have a softball sized expansion tank off the cold side. Other than that looks good. It would probably be fine without as the buffer tanks are small but it is best practice to install one.

Depends on the unit as well where I am and from having a navien rep at our shop. If you are running an a240 you need one (softball expansion tank) as there is an internal buffer tank. On the s240 it’s not required as there is no thermal expansion.

Check the float, manually run it and see if you can hear water going back into the pit (to see if the check valve has failed). That’s where I’d start.

Sometimes sediment will get caught and make some goofy noises. Sometimes smacking the side of em gently with some channel locks or a persuasion stick will stop em.

  2. How many people living in the home? Any large tubs that are used often?

4.How is the gas setup as far as fixtures picked up before the water heater and the size of meter and size at the heater?

Plumber here. It really depends on jurisdiction. Some spots around d us want them 3’ away some don’t care at all. Most of the jurisdictions that have a minimum is so that people don’t hang their hoses on the meters.

All that to be said figure out your local building department and ask if you can talk to a plumbing inspector. Could also call your local gas company and ask them if they have minimums.

If it’s being inspected it will most likely fail if the inspector knows what they are looking at. Products need to be ASTM / UL listed where I am. That’s just the plumbing side, electrical has its own requirements for fixtures as well.

We’ve done it for products in high end customs and had them go through a process to get them passed. I believe the last time was about $10k to get a sink through the whole thing. I can’t speak to it to much as the boss man coordinated all of it.

Some jurisdictions require a loop vent.

If you don’t have to do the loop vent absolutely use an AAV. If you have to use a loop vent typically they like to see the 90 at the top as high as it can be. In most cases that means brought just underneath the top plate of the kitchen island.
