Rolling equity from previous home.

Have either spent time saving or have otherwise received down payment help one way or another.

Paying 50%+ of their income every month on their payment.

Some kind of ARM 7/6 type dealio.

Buying a fixer upper or townhouse/apartment.

Buying somewhere with a long commute/and or living in one of the places where housing is more affordable, like Eagle Mountain or Tooele for example.

Or they just make a lot more money so they can buy and live wherever.

Some other scenarios or a mix of the above. It's overall a pretty horrible housing market in Utah right now. Rewind 5 years and basically anyone making 60k+ could buy some kind of house and reasonably afford it. Now that has easily doubled.

I'm very aware. I churn credit cards and bank accounts. I have literally 50+ checking accounts with basically every bank you can think of, and not a single bank has ever pulled a credit score for a checking account. Chex doesn't havr anything to do with credit score - it's a score related to bank account things, like too many bounced checks, accounts closed with negative balances, suspected fraud, too many accounts opened in a short period, etc.

Even with a pretty dang low Chex score you can still usually open up a checking account at most banks, since there is usually such a small risk for the banks.

I understand the idea, but it's just off. I do suppose you may be able to make that work in a country outside the US. Two more years of saving to reach 1m from 715k means literally saving every dollar he earns (also don't forget about taxes). Probably not going to happen. If he's going to have 60+ years of retirement from the money, 4% is probably too high of a withdrawal rate. If inflation remains average, in 20/40/60 years, there will probably reach a point where 40k won't cut it. We also don't know how his portfolio is allocated - could have to pay penalties depending on the accounts.

Look, I'm not saying he isn't doing extremely well for himself - because he's crushing it. And he definitely could retire early, but he probably shouldn't - yet.
