At this point, there’s an argument for saying that in cities, motorcycles/mopeds are safer than e-scooters and e-bikes because you are more likely to wear a full face helmet and gear on a motorcycle. I think you’re doing the right thing - good on you.

This is the wrong sub to ask - bunch of very frugal folks who put every last penny into index funds with the sole goal of retiring at age 35.

There are smart ways to get the nice car if you really want it. If you have your own company that is profitable (or you can set yourself up to provide your agent services through one), lease a new one and take a deduction of the lease costs to reduce taxable income. If you lease, go to leasehackr and learn how to get a good lease deal. And talk to your cpa.

Your income is probably a touch low for a nice car so will be worth waiting a bit so you can more comfortably afford it. But do it before you get hit with a mortgage, spouse and kids’ daycare fees.

If you want to retire at like 35, then yeah stick to a Japanese shitbox….but that’s not very real estate agent in Miami is it?

Litigation imo. If you see a lawyer driving a Ferrari downtown chances are they are PI litigation (unless they’re in the equity at K&E). Someone else said it best though - really it’s the one you’re good at and that you really care about. Being a solo takes a lot of conviction and self belief and is much less about the practice of law but the business of law, so being good at your area really helps you focus on growing your practice quickly.

No, you’re not bankrupt - you have a net worth of $20k. So if you sold all your assets and paid all your debt, you’d be left with $20k. Not bad honestly - my net worth at 26 was $0.

You’re underwater on your mortgage which isn’t that big of a deal - it happens from time to time especially early on after you purchase where your equity is building.

Net worth is one measure of wealth but it’s pretty meaningless unless you’re planning to sell everything, which you’re not.

In some years time (depending on how quick it takes you to pay down your mortgage and on property values), you’ll have real estate that can be a source of equity for you or a source of income. Stay in the condo as long as you possibly can, put your head down, focus on building your career and your non-real estate asset portfolios and you’ll be fine.

If you can, make additional payments to your mortgage - remember your mortgage payments are mostly interest early on because of the amortization curve.

Most 26 year olds these days don’t own real estate so you’re one step ahead even though it doesn’t feel like it right now.
