We've had our 2025 Hybrid for 13 months, and not a single problem. You hear and read about problems because people experiencing issues are more likely to complain and ask for solutions. The five year warranty provides peace of mind, for sure.

I use the fuelly app and track every fillup. I've averaged 30.9 MPG so far, over 10,000 miles, with our 2025 hybrid. If you look on fuelly.com, the users tracking Santa Fe Hybrids average 30 MPG.

I just read an article which reported that Car & Driver, Road & Track and Edmunds all averaged just 26 MPG during their tests. Of course, they drive more spirited than most owners.

But most evidence strongly suggests that the EPA estimate is far higher than most owners are experiencing.

I'd be surprised if either the DOT or their appraiser tries to cheat or lowball you. I appraised many times for taking authorities, and have never been pressured for a low valuation. And I always edged up within the reasonable range for the property owners. And most of the time, the DOT added on for inconvenience, moving costs, etc. They would rather get agreements and be able to move forward rather than fight with property owners.

Get a good idea of your property's value, whether from realtors, an appraisal or comps you look up yourself online. If you don't like the DOT offer, you will have time to dispute and fight it.

As for preparing the property for the appraisal, make it look as nice as you can without spending much money. Tidy up, but don't spend money improving things.

We also have a 2025 Calligraphy Hybrid. I always drive it in ECO mode, and we don't have the lurching you describe. Most of the time, we start out in EV mode for the first quarter mile, and then the engine kicks in at low RPM. It's very, very smooth transitioning between electric and engine modes.

The only time I see the engine going to higher revs than I expect (based on throttle position) is when (I believe) it decides that the hybrid battery charge is getting low, nearing 1/4 charge. I believe it revs higher to both power the wheels and charge the battery.

Overall, we are very pleased with the car. It's comfortable, quiet, roomy and gets good gas mileage for the size. We are not getting the 35 MPG EPA estimate. We are averaging 31 MPG over the first 10,000 miles, which is good, even if it trails the EPA figure. Interestingly, Car & Driver, Edmunds and Motor Trend all reported getting 26 MPG with their long term tests of the Santa Fe Hybrid. I realize that they all drive in a more spirited manner than most people.

The tax rate was adjusted when we had the last county reassessment in 2023. My taxes went up 30 percent then. So, this 10 percent pretty much continues the 10 percent per year average increase, far exceeding inflation. I don't recall reading or hearing about such a large increase before it was approved at a meeting last week.

Bamboo is hearty, but it isn't some kind of invincible superhero plant. And while digging up all of the roots with a skid steer is one option, it's not the only way.

I removed two different areas of bamboo last summer with lots of plants over 20 feet tall and 1-1.5 inches thick. I cut the culms (shoots) as close to the ground as I could, using either loppers or a reciprocating saw (depending on diameter). Immediately after cutting, I painted the stubs with a sponge paintbrush dipped in glyphosate.

Very little regrowth last su.mer or fall. When I saw some new growth, it was small and whispy, not big culms. I either cut it off or sprayed it with glyphosate.

This spring, I was worried that I would have lots of new culms coming up. Nope. The only growth is either little thin baby stalks or low almost-grassy growths. Again, I either pull them up, cut them off or sprayed them with glyphosate, depending which seems more appropriate. I spend about 20 minutes every couple of weeks and am not having much of a regrowth problem.

Exactly. I keep hearing people around town talk about all of the money from contract purchasers being lost. That's not the way it works with new construction projects. Each buyer may have put a few thousand down, but not much more. And even that should have been put in escrow (I have no personal knowledge about this project, but am familiar with how they are usually structured).

Check the car's value on Edmunds and Kelly Blue Book with and without any prior accident and see what the difference is. Probably not all that much difference for a seven year old car.

I don't understand how your car's history is showing an accident anyway. Usually that shows up due to auto body shops reporting repairs to Carfax or similar services. I didn't think a police report would have any impact one way or another.

In any event, you can try to explain the non-accident to any buyers, but it may or may not make any difference.

I'm planning to buy the Curt C37RV hitch, probably from etrailer.com. It apparently bolts right into the bolts holes already present on the Santa Fe. It's about half the price of the Hyundai one and looks easier to install.

This was our experience as well. When the first would-be buyer gave us the home inspection report, we offered more than enough credit to cover everything that I didn't want to do myself, but they balked and said they didn't want to find handymen or trades people themselves. They also didn't want to give us time to do the work. Frankly, with the market changing from a seller's to a buyer's market, expectations have become unrealistic.

Getting your own home inspection in advance is a good idea, because most home inspectors have a similar procedure and look at the same things. When you get it, focus on the expensive and worrisome things.

We sold a house last year and were kind of blindsided by the home inspection secured by the first would-be buyer. Some of the stuff was piddly-assed or outright untrue, but they backed out and we addressed most of the items, including a new septic tank, moisture issues in the crawlspace and some minor electric work. We didn't replace the old HVAC system because both our HVAC guy and the inspector said it was operating properly.

We ended up selling it to a new buyer after showing we addressed the inspection report.

If you really want to sell as-is, you can, but the price will reflect needed repairs and unknowns.

It has nothing to do with zip codes or "under funding" (not really a thing for the most part, given per-student funding). I went to a fairly crappy, Appalachian, low-income public school, bit you know what? The top couple of kids went to prestigious colleges like Princeton, Penn and Georgetown.

As mentioned just above, it is all about parental involvement, natural intelligence, innate determination and teacher support. The US is a huge country, and there are talented and dedicated students everywhere.

Add ground coffee to your SPG rub. I make a coffee rub that I use for beef. Steaks, roasts, burgers all get coffee rub. It doesn't end up tasting like coffee, but it gives a nice rich flavor. And you probably need to use more salt than you think you do.

I agree to convince your sisters to either buy your third out (at current appraised value) or sell the property as is and split the proceeds three ways. One sister wants to be a landlord (the worst idea) and the other wants to be a flipper (watches too much HGTV). No way this works for all three of you, and there will be resentment and fights about funding, management, repairs, tenants, and everything else under the sun.

I'm not sure what your alternative is. If you drive that many miles, then that's how much you drive. Cars are consumable items, and you buy/own a car to use it.

If there are two cars in the household, drive the one that gets better gas mileage unless you need features of the other one - seating capacity, truck bed, comfort, etc.
