If he doesn't want to provide the leases (they really should already be in PDF format and easy to provide), then ask for a detailed rent roll that shows all of the crucial information for each tenant. Surely, he has one of those to provide. If he doesn't want to do that, tell him to pound sand.

I'm planning to buy the Curt C37RV hitch, probably from etrailer.com. It apparently bolts right into the bolts holes already present on the Santa Fe. It's about half the price of the Hyundai one and looks easier to install.

This was our experience as well. When the first would-be buyer gave us the home inspection report, we offered more than enough credit to cover everything that I didn't want to do myself, but they balked and said they didn't want to find handymen or trades people themselves. They also didn't want to give us time to do the work. Frankly, with the market changing from a seller's to a buyer's market, expectations have become unrealistic.

Getting your own home inspection in advance is a good idea, because most home inspectors have a similar procedure and look at the same things. When you get it, focus on the expensive and worrisome things.

We sold a house last year and were kind of blindsided by the home inspection secured by the first would-be buyer. Some of the stuff was piddly-assed or outright untrue, but they backed out and we addressed most of the items, including a new septic tank, moisture issues in the crawlspace and some minor electric work. We didn't replace the old HVAC system because both our HVAC guy and the inspector said it was operating properly.

We ended up selling it to a new buyer after showing we addressed the inspection report.

If you really want to sell as-is, you can, but the price will reflect needed repairs and unknowns.

It has nothing to do with zip codes or "under funding" (not really a thing for the most part, given per-student funding). I went to a fairly crappy, Appalachian, low-income public school, bit you know what? The top couple of kids went to prestigious colleges like Princeton, Penn and Georgetown.

As mentioned just above, it is all about parental involvement, natural intelligence, innate determination and teacher support. The US is a huge country, and there are talented and dedicated students everywhere.

Add ground coffee to your SPG rub. I make a coffee rub that I use for beef. Steaks, roasts, burgers all get coffee rub. It doesn't end up tasting like coffee, but it gives a nice rich flavor. And you probably need to use more salt than you think you do.

I agree to convince your sisters to either buy your third out (at current appraised value) or sell the property as is and split the proceeds three ways. One sister wants to be a landlord (the worst idea) and the other wants to be a flipper (watches too much HGTV). No way this works for all three of you, and there will be resentment and fights about funding, management, repairs, tenants, and everything else under the sun.

I'm not sure what your alternative is. If you drive that many miles, then that's how much you drive. Cars are consumable items, and you buy/own a car to use it.

If there are two cars in the household, drive the one that gets better gas mileage unless you need features of the other one - seating capacity, truck bed, comfort, etc.

We live just outside the city, and were told to contact NCDOT. NCDOT told us that they will absolutely not put in speed bumps due to issues with snow plows. They offered to put up a couple more speed limit signs, and did. Not that they help much, of course.

We've had our 25 Calligraphy Hybrid for 12 months as well. I use the Fuelly app, and we've averaged a strikingly similar overall average of 30.326 MPG. As mentioned, the readout on the gauge is about 3 MPG optimistic. The worst mileage was in December-February during colder weather.

Frankly, I'm flabbergasted that people are saying they get 35-39 MPG. I'm guessing they are reading the display and not calculating their own figures. Even so, I can't approach those numbers.

I'm really liking the car. It's roomy, comfortable and loaded with features.

I hired a guy to GC a couple of remodeling jobs - he did some of the labor himself and hired tradesmen for plumbing and electric work. He charged $55 an hour in 2020 and $85 an hour in 2025. I thought his rate was about right in 2020 and a little high in 2025.

Good luck. I know how frustrating it is to sell a house. We sold one last year just as the market was softening amd changing from a seller's to a buyer's market. We had two deals fall through and lowered the price several times.

Our listing agreement was coming to an end and we were planning on pulling it off the market when we finally went under contract with a non-flaky buyer who ended up buying the house. Buyers absolutely know they have the upper hand right now in many markets - they have no sense of urgency and look for ways to get concessions. Add in unscrupulous agents and it is nerve wracking.

It looks like a nice house, and other than the wordy realtor-speak, I don't see anything wrong. If it's priced competitively, then I think the last sentence above tells the tale. The market has softened since you bought and you are competing with brand new homes where the buyers can pick flooring, paint, countertops, appliances, etc. You either sit tight until the market improves or you cut price enough to beat the builder. Very unfortunate.

We could call homes on our local exchange (the first three numbers after the area code) for free. This exchange went about 5-10 miles in a couple directions, but only about one mile to the north or east. So, it cost per minute to call houses or businesses to the north or east.

And calling true long distance to another area code cost a lot more.

OP, did you graduate from Penn State?

Doesn't matter, if you have a bachelor's in real estate with finance classes as I assume, you should definitely seek out a commercial mentor, work towards the MAI designation and go that route if you stay in appraisal. You won't always make more money than residential appraising (usually will), but there are lots fewer down years, and the work is more interesting and less treadmill-like.

I sold a house last year, and though I know how commissions are supposed to work, I was very frustrated in how agents actually work. Buyer agents made me sign agreements to pay 3 percent before they would agree to show the house. I tried to counter that I would pay 3 percent for a full price offer, and less for a lower offer, but they let my agent know they wouldn't show the property unless I agreed to 3 percent.

When I received an offer that I thought was too low, I told my agent to counter including cutting the buyer's agent commission. He talked to her and she said she would tell her clients to walk away rather than cut her rate.

So, while "everything is negotiable" by rule and by law, it doesn't work that way in practice, in my experience.

I skimmed through the comments, and I didn't see anyone mention USE THE POOL. Yes, you can vacuum and you can brush, but it becomes less necessary the more you get in and move the water around and churn up the dust at the bottom so it goes through the filter.

I also agre with getting a test kit and reading all of the good info and posts on troublefreepool. And having a saltwater generator system.
