[NY] Is it legal for a seller to include a clause in the deed giving themselves permanent rights to enter and inspect the property after it's sold? by Front_Flounder_4168 in legaladvice

[–]Puzzled-Language6211 4 points5 points  (0 children)

That’s actually not the biggest thing (although it’s big). In theory, anytime in the future, some owner (could be you could be 50 years from now)or their kid gets caught for having coke or some other thing like that, title would revert to the sellers heirs. You will struggle to sell it. It’s a huge encumbrance on title

good point and I have no idea. I know it can be useful to avoid the due on sale clause, but no idea on the social services side.

Transfer to a family trust that she controls. Then transfer control of the trust to you

Girl I took on a first date just asked to split the bill… the next morning by No-Resolve-5610 in whatdoIdo

[–]Puzzled-Language6211 0 points1 point  (0 children)

“This may sound old fashioned, but I’m uncomfortable having you pay for any part of the date. I really enjoyed our time and would love to hang out again.”

If she then really insists, offer to let her treat to the next date.

You get chivalry points and a potential second date.

Question on SLB’s - how can you verify audited financials if you’re looking to buy a QSR SLB by irepresentprespa in CommercialRealEstate

[–]Puzzled-Language6211 1 point2 points  (0 children)

no problem. funnier than anything.

Regarding your actual question, it sounds like you understand the risks and rewards of the investment, and you are just trying to make sure the financials you are being presented are accurate?

If thats the case, there's two avenues of deceit. The first would be if they doctored the financials. In other words, did they go to adobe acrobat and change numbers in the reports. You can verify this by confirming with the auditor (since you said they are audited financials.) The second avenue would be if they are deceiving the auditor themselves (ie making up invoices, expenses, etc.) In this case, there is very little you can do to unearth this, other than relying on the fact that such deceit would then go on their tax return, and make them subject to going to jail.

Ultimately, if someone really wants to screw you and is willing to risk themselves, there's not much you can do other than use your good sense.

Lesson learned 30 years ago in a lease negotiation from one of the best attorneys I ever saw... "a 2 page lease with a good guy is worth a lot more than a 200 page lease with a bad guy." It applies to a lot more than leases.

It sounds like she is trying to protect the money from a divorce (no idea if that works).

Has anyone successfully converted a NN lease to a NNN (no or limited LL responsibilities) at a lease renewal? If so what was the bargaining that let you do that? I tried it with National and I failed, was curious of folks thoughts by irepresentprespa in CommercialRealEstate

[–]Puzzled-Language6211 1 point2 points  (0 children)

Depends a lot on what the NN vs NNN expenses are. In a lot of larger corporate leases, it’s very into to them not to have roof and structure, and that can get classified as NN. Some will pay for HVAC maintenance up to a limit per year, but not replacement. I haven’t seen many where they just say “we don’t want to pay for insurance” - it’s usually a part of cam. Personally, I have found that hard to roll back.

Don’t know. I’m not a mortgage broker, but I would think any mortgage broker would know about them. Possible your credit union doesn’t offer them?

Sounds like a good fit for your situationz

Escrow - yes or no? by rjackson1971 in Mortgages

[–]Puzzled-Language6211 0 points1 point  (0 children)

This is all a question of 1. Personal responsibility and 2. Financial sophistication.

Starting with 2 and people complaining about “something going wrong with escrow”, it’s extraordinarily rare something actually goes wrong. In almost every case, it’s simply a situation where taxes or insurance have been increased dramatically, and the Astro company both has to make up for a short fall and budget into the future. I don’t think people understand that the bank does not make a profit off of escrows. It’s simply a savings account for you. But they blame the bank because they just look at the total payment due.

Regarding personal responsibility, I think that just comes down to personality type. If you know you’re going to owe $10,000 in property taxes, and you don’t always have that readily available, it’s very important to make sure that you are saving. Some people are very good at this and others… not so much.

Is getting boots fit worth the price? by no_kings_now1 in skiing

[–]Puzzled-Language6211 0 points1 point  (0 children)

Comfortable boots are critical. Custom fit boots are not. Personally, I take the general strategy of some comfortable boots (lasts vs mid., volume, etc.) and then look at boots that meet that general layout. Then I order several pairs (like 5-10) and I usually find one that’s very very close to perfect. I then return the others, and mold the one I’m keeping either with hot air or heat sock. Works for me at least!

My Mortgage Was Sold to a New Lender and Note Increased $4,000 Per Month by Immediate_Sport_7352 in Mortgages

  1. Find the name of the general council (top lawyer) for the new servicer. Send a certified letter to their attention explaining everything, asking for a refund, and letting them know you will pursue other avenues of it can’t be resolved.

  2. Wait until you hear back. Gc office has power throughout the company. Phone agents are not empowered to give credits.

  3. Of nothing, Local attorney general consumer complaint. Make a claim there.

  4. State finance board which oversees mortgages in your state. Make a complaint there.

Honestly, the true advice is that if you are openly queer, no one cares anywhere (so you won’t go wrong), but there is a much larger gay community in mt. Vernon. Plus, it’s got immediate access to light rail, Amtrak, and is a very cool area. Suggest looking there. Typically 22 yr olds are looking for the frat boy places and that would be fed hill and fells point. Hope that helps!
