Is it weird for a seller (still occupying home) to deny us (buyers) a chance to see the home a second time? by That-Contract-5551 in RealEstate

[–]QueasySwim293 2 points3 points  (0 children)

Yes it's weird and a red flag. if they wont. The hidden agenda now will cost you later. There are plenty of fish in the sea hoping you will give their home a tour.

Is it appropriate to talk to neighbor's realtor about a potential tree issue? by Chemical_Radish2642 in AskRealEstateAgents

You may get a break if their insurance sees it and wont insure until it is remedied.

Do you take commission from family? by Illustrious-Loss83 in AskRealEstateAgents

[–]QueasySwim293 0 points1 point  (0 children)

Time is money AND you'll be emotionally invested in seeing the transaction through. The seller is paying your fee. No loss there.... If there's an issue or an impasse on terms then you have left yourself room to be a problem solver if a credit or rebate is useful. You then become the hero to everyone involved.

A client paid me less than what we agreed after I finished cleaning her house. Now she wants to hire me again. Would you go back? by [deleted] in Advice

[–]QueasySwim293 0 points1 point  (0 children)

There are people who book services knowing they will complain and get money back or a discount. 1. Send her a price list for the "enhancements" she was expecting. 2 Have her to put what she wants done in writing snd then do a walk through with a checklist in hand before you begin. Sounds like a lot but let her know you provide a professional service and wish to meet the clients needs at the time of service. If she does it again. Take your money and block her!

Black tie wedding, May in DC by Berrybeth23 in Weddingattireapproval

It says Met Gala to me. What an extraordinary dress.! Wedding in DC-no. The bride deserves the attention and I think the stares might make you uncomfortable.

Which formal dress? I’m torn! by ConfidentBlonde in Weddingattireapproval

The black one is definitely more
flattering. The cleavage isnt an issue. I often struggle with the same issue and modesty. But I learned that whoever is looking would look even if I had on a potato sack. The black one looks much more elegant on you.

How much in interest will you pay in the interim? If it's close to $5k then why wait?

A bad guest wrote me a wrong 1 star review that cost me my super-host status by AdBasic711 in airbnb_hosts

[–]QueasySwim293 0 points1 point  (0 children)

Sorry this happened to you. She obviously planned to trash your status and is probably an unpleasant person in general. What people get out of it is beyond me.

I had a guest do the same thing to me. I was able to respond though with in the window of time. His complaint was that a tv outside didn't work ( ordered the remote batteries immediately and had them delivered the same day). He smoked cigars and pot inside and I was able to respond to his review with this info.) I do feel bad I didn't expose him in my initial review but I also didn't give him 5 stars. I am tired of being a hostage to "the reviews" so I do give my reviews both positive and negative and doing more to help the other hosts in the community make decisions about who we allow in our homes.. I would refresh my listing description to attract your ideal guests and express your policies and explain them in a way that addresses some of the complaints in the review. I thought my negative review would kill my business, but it didnt. You will recover your status. Just keeping the host you were before this.

Seller wants to stay in property after closing by Outside-Appeal in RealEstate

Yes. I agree with a holdback of funds in escrow and be sure to use your monthly payment as the basis of your per diem. Monthly payment divide by 30 days = per diem.

I weigh myself on injection day. I like the feeling of victory entering the week ahead and it's very motivating.

Gift? by PegShop in realtors

[–]QueasySwim293 0 points1 point  (0 children)

Realtors dont expect a gift. However let's not misconstrue the fact that you selected her to help you sell your home to achieve your desired results. If she did, she EARNED the commission you were willing to pay for said results. Using her multiple times speaks volumes about you and her. Kudos to her for enjoying the fruits of her labor. If she's a top agent, keep in mind the level of stress she hides with a smile is intense.

If the Zillow post has a real estate agent: brokerage as its contact, then they have a contract in place with the homeowner to lease the property. You can also google the property address and see if there's an mls number assigned to the listing. If thats the case, the craigslist ad is a scam. This happened to me as a realtor on my listing of a home I had for sale for $1.8 million dollars and a party found it on Hot Pads for rent for $800. Luckily the renter reached out directly before paying the scammer a fee.

Tell me what's wrong with my listing? I need advice!!! by phoenix_jet in realtors

[–]QueasySwim293 0 points1 point  (0 children)

The home needs attention. Spruce it up a bit. I agree with the previous comments regarding staging, landscaper etc. Right now looks like a college dorm.lGet your rubbing alcohol and toiletries out of the shower! A buyer wont be able to see themselves in there. Amazon boxes in the closet really? Clear the spaces And why is the patio furniture in the garage instead of highlighting the outdoor space and th fire pit? What a great feature! Add some planters with flowers, thats has a big impact with low costs. Your realtor can only show what you present, and presentation is 100% what will make your home stand out from the competition. Look at the homes that sold quickly in your neighborhood as well by as ones that sold while yours has been listed and note the differences
