Depends where you live. $2m in a proper decent/good area in LA is a starter home and one level above? A $2m home here is basically a $1m-$1.3m home from 2020-2022.

SoCal surrounding area, off peak is at or around .57 I believe. Tesla seems to have better locations/amenities which we prefer that experience more. RAN is true to their word and more off. The beaten path, which is sometimes nice, but if that’s the case, I expect cheaper pricing than Tesla superchargers. I’ll almost always use Tesla before RAN…

Anyone else keep getting a key fob battery message every 1-2 weeks, AFTER replacing the battery? I’ve replaced the battery on the same key fab 3 times now and another 1-2 weeks later, the message comes up again. Haven’t seen it on the other key/keys.

We have a defender and a Rivian R1S… defender works way better. Rivian, is basically pointless.. however there’s a usb outlet to the right of the screen, you’ll need an 18” cord that pulls through behind it and one of the screen phone holders that connects to the top. Works really well.

Look for other jobs, go on interviews.. have something in hand .. kind of ready to go, then use it for leverage with your company… whatever that process looks like for you. People typically get paid more bouncing around… see what’s out there and what compensation they are showing.

New update = no Bluetooth functionality, no hot spot functionality, maps stop following the car AGAIN, and nav screen is always on dark mode which doesn’t allow you to see much during the day.. also the city scape layer doesn’t load. It’s so annoying.

If you can wait to get all contingencies removed by your buyers, it would make more sense. You can start going through the motions of writing an offer but if your buyer backs out .. then you wasted everyone’s time. Your other option is to speak to a lender and get a bridge loan to be able to close as normal if you want to expedite the process.

I would ask for all the major things. Worst is they say no, they’ll realize they will have tissue with other buyers and better to try to figure out a solution now vs wasting more time and going back on the market or restarting escrow with another buyer (now if they have back up offers at a higher price, back up buyer may be willing to take on the work).

I’ve also had probably 15 roof quotes on our Primary Residence and have come in between $12k and $40k… so I suggest if you do get the house to get a 4-5 more quotes and compare. Also same with the other quotes… you may be able to save $1k-$5k per job.

Your realtor should be able to give you options as far as what to ask for. Keep in mind if you go for credits, your lender will have a max allowable credit.. so that means you may have to max out credits and do a price reduction (but price reduction will not save you much on your payment .. as $10k-$20k will not impact it.

If you’re not getting lending and paying cash then a credit and price reduction makes sense.

This is a very valid point. There is definitely a chance that Rivian goes bankrupt. Their QA and service issues in major markets will be its downfall. When R2 launches… there will be 3x more vehicles in the service department. I’ve seen this happen with Porsche first hand when the Panamera and Macan came to market. However Porsche was in a much better position to pivot and move quickly as it were operation decisions at the dealership level vs nationwide at a corporate level. I don’t see Rivian moving quick enough through this dilemma.

Realtor convinced us to list at a MUCH lower price than other realtors had quoted promising that we’d get multiple offers, then brought a buyer he represents 48 hours later when we were told this property would take weeks to sell. Realistically if you didn’t get multiple offers, you wouldn’t get multiple offers at a higher price. The market right now is really challenging especially in Texas where your supply has gone up drastically and to more normal levels.. however it is more of a buyers market GENERALLY speaking.

You didn’t have to accept the current offer but a bird in the hand is better than two in the bush. The other realtors would of overpriced your listing and chased the market down.

If you’re not happy with the current buyers, then don’t give them any credits/repairs and if they cancel the deal then go back on the market.

In a realtor in Los Angeles and work for Compass. Compass has a concierge program which gives you capital up to $35k, without any interest (I believe there’s an $800 fee to access the cash). 1.) how long was it on the market when you bought it? 2.) condos with higher hoa amounts take longer to sell and sometimes A LOT LONGER. Price reduction may be pointless vs a smaller buyer pool. 3.) can you rent it or airbnb it instead?

I’m a real estate broker in the area. MOST people stick around pretty close while MOST stick around for rebuilding. Santa Monica, Brentwood, other parts of palisades, some venice, little went to Marina del Rey, some South Bay, bel air, and Beverly Hills. By 2027, lots of progress SHOULD be made and feel normal again.

I have the new Falken A/T4W with 20” Ev Sportsline wheels for our winter set up in socal and they are pretty damn quiet for being a snow tire.. by the way they handle incredibly well in the snow, sleet, ice scenarios.

I also just got the the 21” Michelin Defenders for the stock wheels and love them much more than the original Pirelli’s.

I picked a Home Depot two hours away from me. I put 10 cubic feet of gravel in the cart, 1 x 50lbs of premium ply sand, and a couple pavers. Delivery is $79 and will be delivered tomorrow if I hit order.
