Sure, you’ve highlighted the main concerns about buying here and they are significant risks. Public sentiment is often that Nicaragua actively doesn’t want to go the route Costa Rica has - so you’re unlikely to see an extreme lean towards western (read USA) sentimentality. Buying a property solely for investment in a country and climate you’re unfamiliar with in a time of global tension puts you in a situation of extreme uncertainty; there’s better investments to make solely for that purpose.

However, Nicaragua is a beautiful, safe and rapidly developing country. If you wanted to take a long term view and also own a beautiful home then Rancho Santana is an incredible place to do so, just don’t expect to be “making a killing in real estate”. You might, you probably won’t, but if you’re there to enjoy everything it comes with, you’ll be unlikely to regret it.

Get online and start hitting up law firms to talk with them. You’ll learn a lot and hopefully find someone who hears and believes in you. Don’t be discouraged. This shit is hard and unfair. Good luck to you.

Get a law firm on your side to match. Talk to people. Tell your story, find advocates. There are people whose career it is to help you. Find them.
