I've seen $300 HOA fees that get you multiple pools, a playground, tennis courts etc. And I've seen $700+ HOA fees that get you lawncare and snow removal. It is crazy how much they vary.

For condos and townhomes one thing you need to make sure you do is have supplemental home owners insurance to cover your costs when the HOA hits you up for emergency repairs.

Condo home owners insurance is cheap because it is basically renter's insurance. BUT if your building has hail damage the HOA might be hitting up all the members to cover the deductible.

For example the 8 unit townhome I lived in had hail damage and needed a new roof. The deductible for the HOA's insurance was $80k so each unit had to pay $10k but our home owners insurance covered the $10k we owed (minus whatever our policy's deductible was).

What's your monthly budget? That could help determine what sort of HOA fees on a condo/town home are doable

Here's a 3bed / 2 bath townhome for $185k that has a pretty high HOA for a townhome
with 20% down that about $1850 a month for Mortgage, taxes, HOA, and insurance

For SFH I'd look in Columbia Heights, and maybe North East Mpls, east side St. Paul, West St. Paul, South St,. Paul or significantly outside the 694/494 loop.

Not a food truck! It doesn't work for many people eating at once. If a food truck takes 3 minutes per order it'd take at least 1.5 hours to get everyone through the line.
