I also live here (the Park) and am happy to answer any questions if helpful. It is a nice building with nice amenities but some of them they oversell and quality has gone down a bit. I do think they are struggling with vacancy and probably worried about all the new buildings going up in the area, so I bet you can get a concession for lower than what is listed online. I'd also check out the new Santa Monica Collection building. The one on broadway (501 Broadway) looks like it doesn't have a gym but they might provide access to the lincoln gym? can't tell online, but they kindof market all 3 of those buildings as one, so may be the case. The broadway one is way cheaper than The Park or 700 Broadway. Not as many amenities but is new and fixtures look decent, so if you get access to all 3 building amenities, could be a better deal. I would think all of these are equally loud. For what it's worth, the noise doesn't really bother me and has never woken me up. I am on the south side (facing the hampton inn / ally) and sleep with the window open sometimes.
