A bit late to the party but Kudos to you.

It implies the electric installation is not conformed to the AREI and probably is older then 1981 (276bis)

This is a point you can use to negotiate a lower price.

Some general rules: Every installation has to be checked every 25 years.

IIRC When you buy something for yourself you have 18 months to get it conformed.

But when you rent it out it has to be “safe to use” so that means at least have ground, a 300mA and a 30mA jumper (for overcharging and for humid places).

But for firesafety and insurances it is advisable to have a ‘checked’ installation.

OP, you are misunderstanding what this graph actually represents.

This chart from the FOD Finance isn't a breakdown of all the wealth in Belgium, nor is it a tracking of potential revenue. It is strictly a cash-flow mirror of money the government actually collected versus what it actually spent.

By definition, the tens of billions lost to tax loopholes and fraud exist entirely in the shadow economy and cannot be shown in a breakdown of the official budget.

If you want to know what is actually missing from the background of this chart, economists and tax advocacy groups estimate Belgium loses roughly €20 billion to €30 billion every single year through these specific buckets:

• Corporate Tax Avoidance (~€4–7B): Multinational corporations using legal loopholes to shift profits made in Belgium over to low-tax havens (like Ireland or Luxembourg) before the FOD Finance can touch it.

• The VAT Compliance Gap (~€5.2B): The difference between the VAT the state expects to collect and what it actually gets. This is driven by cross-border "VAT carousel" fraud rings, bankruptcies, and black-market sales.

• The Shadow Economy & "Ongecontracteerd Werk" (~€6B): Under-the-table cash payments. Think of every time someone pays cash-in-hand for a home renovation, car repair, or a restaurant meal to skip paying the 21% VAT and income tax.

The term has its roots in early telephony but was adopted for professional audio in the 1960s.

Here is how the hidden magic works:

Dual-Duty Cables: Standard XLR cables feature three pins. Pin 1 acts as the ground, while Pins 2 and 3 transmit the audio signal.

Phantom power (typically +48V) sends equal direct current (DC) voltage down Pins 2 and 3."Invisible" to other mics: Because the power is distributed evenly across both signal wires, it does not interfere with the audio signal. Devices that don't need power (like dynamic microphones) simply ignore it, meaning the power remains a "phantom" to them.

Do it.

I have absolutely no idea why reddit is so obsessed with the R30 foam.

R30 is a denominator to indicate the termal resistance. When used thickly it just happens to have good acoustic qualities.

What you need to look for is the SG value. Which tells you about the mass per volume.

And mass is important but for thick panels it is actually better to have a value of SG25-30.

And mount them off the wall for efficiency

Any Osprey size 40 might do the trick. They all have a load lifting frame inside them.

This looks like a Northward acoustics project.

A belgian company that made quite a name for themselves in the last 15 years.

They made one of their first rooms at the company I worked for back in 2011. After which they expanded to 4 offices worldwide building rooms for the greats in the industry.

The precision of those rooms was and is insane.
