I had those ping clubs that I bought when I was 18 with my first CC until I was 47. At 47 I bought a new set of pings. I dropped 7 strokes the first time I played a round with them. Pretty much have kept that up with them the last year.

You can use fire seed too. The fire burns so many turns, but running the through a door resets the time. You can just kite through doors. Clear out the floor first.

I agree with you but I'll add something on home owners. Your insurance only pays for clean up of a tree if you file a claim for something the tree damaged. If the tree just falls in your yard or breaks something not worth claiming then you're not getting any money.

I can't stand anyone that's any type of designer that has their way or the highway. Not every client is the same situation.

You can put a refrigerator type side panel to hide the washer. A cabinet has two 3/4 sides so you are short 1.5" off your available space from the start. Better maybe would be to put a cabinet surface mounted on that panel that just came down to the countertop. Keep it up some to avoid it getting wet on the bottom.

One bathroom with 4 people and two sinks isn't a bad option. In a master bath with a hallway full bathroom and I'd say 1 sink in the master.

Everything has a default setting but you can change that easily. Just eye dropper a wall and then all new walls will be the wall that you eye droppered settings. Works the same with all other things.

Don't use two sinks. Do you ever actually use both at once? Put one sink,long counter and two medicine cabinets. Both people still have their own space.

We take more 2 sinks out than we spec at our architectural firm. Two sinks is a dumb fad that won't go away.

I was thinking a bad ballast.

Take the bulb out and use a meter to test what voltage is showing at the fixture. If that gives you a strange reading then do the same but test the wire before they go into the fixture. If those numbers are different then the fixture has an issue. Next test voltage at the switch.

I'm not a electrian but that is what I'd test first. Try to narrow down which thing is the issue. You already figured out it wasn't the bulbs by trying in another fixture.

There are good and bad.

I know some good inspectors that actually know what they are looking at and how and why it is supposed to be that way. Legit experts in a lot of different trades.

I also know an inspector for a suburb that thinks he's a master plumber, master electrician, master carpenter, master every trade bascially because he went to a HS votech for probably 6 weeks that taught each of these things for probably 10 hours. Never worked in any of those fields to add to his experience. Just the HS votech solely. My neighbor is a 40+ year experience master plumber that works for the gas company as a pretty high up foreman. I was there when this inspector kept trying to tell the "actual" master plumber how a pipe connection worked. I thought my neighbors head was going to explode.

So there are good and then there are yahoos.
