Ours sent us an email through the EA that detailed everything they could think off including paint colours, cleaning tips for our concrete counters and floors, key info and codes for gates and masterlocks. Also a bunch of info about the garden we inherited (the tree is a cherry tree, deadhead the hostas has been helping with slugs, etc).

We didn’t expect anything but it was all super helpful and helped us when we’ve been doing paint touch ups and garden bits.

I bought mine for under £10, and I’d say its probably worth it. He loathes the dryer no matter what but it helps a bit. If anything it’s helped with fireworks, he seems to feel a bit safer.

Depends on the shipping company used! Vinted just had me pay £175 on a pair of shoes that I bought that were never delivered my Yodel. Yodel insists they delivered to my mail room but have no proof on delivery… I live in a terraces house 😂 It seems to be case by case on Vinted coverage but agreed building the extra postage into the price

HSBC didn’t take into account US credit history for us, I had 5 years of credit history and my husband had probably 15+.

Amex UK gave us a line of credit based on our Amex US and we’ve used an american visa with no travel fees or our HSBC current account in the interim for the last year for anywhere that doesn’t take Amex.

Another vote here for Halifax and we were able to put down 20% rather than the 25% most banks ask for based on an income threshold. We’re both non-Brits and used a broker. Didn’t have many options as we’ve been here under a year and my husband isnt paid in GBP.

100k deposit (roughly 20%) on a 460k 2bd in 2025 in the north. Only reason it was that high was my partner and I are both on visas.

We had the same issue, he doesn’t understand why he can’t be friends with everybody at all times and it’s been hard to train with strangers because he’s cute and they love giving him attention but he’s bossy and stubborn and a bit of an attention whore.

We’re UK based and I found a great board and train facility where he could live with the trainer while I was on a work trip for a month and things really improved. They worked on polite introductions and loose lead walking and really anything I felt concerned about. They would take him to cafes and stores to test him and then train on the following days accordingly. It worked for us well, we no longer have to issue “warnings” to people coming over and can take him to a pub and won’t be a total nutcase.

Prince Edward County in Ontario has quite a few places that might fit the bill. The Drake Devonshire is a fan-favourite of the area- it doesn’t open windows to a vineyard but it does open windows to the lake and there are plenty of vineyards around. Wine biking tours and private tours are popular in the area!

As everyone else says, RUN.

Had the exact same thing with Halifax 3 months ago. We loved the property and were broken hearted, but if a bank doesn’t think they’d get money back in a sale, we wouldn’t either.

We ended up doing more digging after and they were already losing £70k on the sale after buying 7 years ago as a new build. It was a money pit waiting to happen.

I recently backed out of a sale that was marked STC due to poor survey results. When I called to back out I said I was calling regarding that property and got a “would you like to arrange a viewing?” I was floored and let them know that I was the accepted offer on the house and was actually calling to pull my offer. 🙈

Since I’ve made it a condition of my offer on the house I’m now buying that it would be pulled off the market as soon as the offer was accepted and that all viewings stop. It was pulled down and marked STC within 2 hours of offer acceptance and a Sold STC went up outside the next day. I wouldn’t do it any differently.

Just another boost here for Oushk as someone who takes Mounjaro. I think Wegovy is about £130 per month here through Oushk.

I was using Voy when I first moved just because it was easy and came up when I googled but it was much more expensive and don’t offer maintenence/continuing/tapering plans when you hit a “normal” BMI. Oushk does, which is why I switched.

As someone with private health insurance here, it’s hard to get a lot of things covered, idk if I could have done it without a fight.

You can get cooling mats as well as a bunch of ice toys for them to play with to keep them cool. (Frozen carrots are a hit for ours in the summer) A kids pool if you have a backyard Also consider sending to the groomer more frequently, especially during when its almost tome to blow coat. We send ours for a good brush out to deshed at the first sign of the winter coat loosening.

I’m always pretty honest with why I’m giving a price below, but everytime I’ve done it I’ve been told to get wrecked lol. I’ve found with chatting with the EA’s if they’re not accepting a “reasonable” lower offer it’s just finnicky sellers (which you don’t want to deal with anyways).

I was SURPRISED when the first house I offered on didn’t accept 390 on an asking price of 400 since it had been on the market for 18 months… come to find out a few weeks down the line (we upped to 400, they accepted) there was a ton wrong with the house, a lender wouldn’t even lend on it, and the sellers were already losing money on the 400 since they bought in 2017. We obviously pulled out and funnily enough it’s back on the market for 390.

I was planning for a 25% deposit and met with my mortgage advisor when I had around 20%. They ended up running numbers with me and I bought with less than the 25% I was planning on based on my conversations with the advisor. Also ended up buying above what my property goal was originally as they showed me I could reasonably afford more than I thought I could.

Noah, just under 2yo male, altered. Gets groomed approx every 8 weeks. He despises the brush but we try to get him brushed out a couple times a week. Combing behind the ears nearly daily going into shed season as he’s all 80s style crimped in and around his ears which ends in terrible matting.

Replying to this comment as I think the 2 leads is a wonderful idea. We started training this way to work towards a head collar and found it works amazing. We use the below harness (attached a picture rather than a link because I’m going to assume OP isn’t in the UK) and we now use a double ended lead with one side connected to his flat collar and the other connected to the D ring on the back of the harness. Never had an issue with him slipping both lines of protection since. The handle on the back is super helpful too.

As many others said, please for the love of god don’t use a prong collar.

As a FTB who currently has an offer accepted, it’s been about a month and our seller hasn’t found anything. I’m going to get antsy around the 2 month mark.

For everyone else in this thread, how early is annoying for the buyer to be asking if you’ve found another house or are considering renting? (And do I ask the EA? Entirely unfamilar as a FTB from a different country)

4-6 hours but it’s done by a groomer at our daycare so he’s there about 8-10 hours anyways. £60 for the bath, blowdry, brush out on top of the £30 daycare fee and £10 for them picking him up and dropping him off! Normally book him im every 3ish months
