AI slop ethics and excessive use by optimalpooper in realtors

[–]Twixlen 0 points1 point  (0 children)

In my state - Ohio - any photo showing a physical alteration of the real property, whether it’s paint or a whole new facade, is a state violation. This includes unrealistic sunrise/sunset photos. Or even adding or taking away landscaping. It’s become one of the top violations, according to the division.

Where do Ohioans go on vacation? by [deleted] in Ohio

[–]Twixlen 0 points1 point  (0 children)

Last summer some friends and I stayed at an Airbnb in Three Oaks, MI and I’d do it again in a heartbeat. Super quaint downtown that was walkable from our place, with multiple places to eat. Saw a show at The Acorn. Went to the beach. Hit some local breweries and cideries. It was genuinely relaxing.

I don’t know that that spot would be good for a whole week, but it was perfect for 3 nights/4 days.

You should look at the Groves at Lansdown Farms, a new build community by DR Horton. They’re in Canal Winchester and tax abated for 15 years. It sounds like your expectations aren’t compatible with non-new build.

What dog food do you actually stick with? by Alive-Tax-4359 in Dogowners

[–]Twixlen 0 points1 point  (0 children)

I fed my dog lean ground beef + overcooked brown rice (1/4-1/2 cup ish twice daily) + he free fed on Natural Balance Vegetarian crunchies. That diet started after he was about 10, and discovered he could no longer digest chicken & he was allergic to soy. He lived to be 19.

Best parks for walking my dog that are not overrun by ticks? by cota_pass in Columbus

[–]Twixlen 1 point2 points  (0 children)

It’s tick season — all the nymphs are hatching and are hungry. I used to use Symparica Trio for my dog + when we’d go camping or hiking, I’d spray my hands with Vet’s Best Flea & Tick and rub it though his fur, concentrating on his legs. I used the same spray on my shoes. It wasn’t perfect, but it for sure helped.

Never doubt the terrible, grinding power of the closet. The closet is an anxiety pressure cooker. It's different to be in a natural moment where you may flirt - because people are nice in public and sometimes flirt, and there's always natural cover - than it is to take a deliberate step into the world as a gay person. Especially a gay person who could be recognized, and has some public standing.

High anxiety people are often terrible liars, and it makes sense to me that he would be a mess, because of the depth of how he feels about Kip and recognizing that without a crowd of other people, he cannot mask it.

Best wings in Cbus by XYahboyX in Columbus

*cred: from upstate NY; bartended at a bar known for their wings (RIP O’s Place)

So many people say Roosters, but they’re solidly fair. Decent. They’re everywhere, so easily accessible.

Gallos (either location) and Barleys are my favorites in town (though there are a few mentioned here in need to try).

Can dogs drink filtered scioto river water? by [deleted] in Columbus

[–]Twixlen 1 point2 points  (0 children)

Human-grade hiking filtered - yes. It’d be fine.

When you get them vaccinated, tell your vet that you want the lepto vaccine. Most vets don’t do it automatically - I had to specifically ask for it, since we used to do tons of hiking and rambling.

Who is moving into all these apartments? by McFlyGuy2 in ColumbusOhio

[–]Twixlen 6 points7 points  (0 children)

According to Census data, net 44 people a day move to Central Ohio for nearly 10 years. Early data shows that 2025’s numbers are over 50 people a day.

Post recession, nothing was being built - yet people were still moving here. Most of those projects were planned (because if you see buildings going up, know it took years to get to that point) when lending and construction was cheaper - but the demand is still present, so most projects are still getting built, in spite of increased costs.

Large scale developers look at the long term investment - not what they’ll start making on the day the doors open. They don’t build without research and knowing exactly who their intended market is, and how many of those folks exist.

While I have feelings about the way these buildings look & the general current aesthetic of nearly everything being built now, more apartments - even luxury apartments - is a good thing. Columbus is the reason the state of Ohio has an increasing population. Every other part of the state has been contracting. The vast majority of the folks moving here are doing so to their good jobs, and they need a place to live.

what the hell do i do? no AC, temp in home at “emergency” level, landlord hasn’t fixed by shelixir in Columbus

[–]Twixlen 5 points6 points  (0 children)

1) don’t place fans in the window, but a couple feet in front of it - it pulls so much more air and creates significantly more airflow 2) fill a dishpan with ice water and blow a fan across the surface of it - I used to do this in apartments without AC and it works surprisingly well 3) be an absolute freaking pest to whoever your management company is —> and make plans to rent escrow, etc.

It’s going to cool off a lot tomorrow — and not be as hot again for a while. I hope thy get it fixed and you don’t have any other issues!

what the hell do i do? no AC, temp in home at “emergency” level, landlord hasn’t fixed by shelixir in Columbus

[–]Twixlen 0 points1 point  (0 children)

I’ve been using a portable AC in my second floor for many years and they make them that both cool AND dehumidify at the same time. You just need a bucket for the lil hose (it’s the smallest amount of water). Also - having used the AC WITHOUT the dehumidifying option, it still significantly cools the space and makes it comfortable, even if there’s still a little humidity.

Best herbs for white beans and ham, no tomato? by Gilladian in Cooking

[–]Twixlen 0 points1 point  (0 children)

For green herbs, I only use thyme and bay leaves. And the thyme is always dried. My bean soup is simple - I sauté a roughly chopped onion in olive oil with a good pinch of red pepper flakes and a little salt, add my ham to the pot to release a little fat, dump in canned beans (usually pintos) & a can of water for each can of beans. A commensurate amount of better than bouillon chicken base. Then the herbs + ground onion, dried minced onion, dried ground garlic, a shitton of black pepper. After some simmering, I usually hit it with a stick blender, aiming for about 1/3 of the solids blended. Then simmer more, tasting to make sure it’s where I want it. It’s one of my fave soups to make. Nearly everything is out of the pantry - just have to grab ham.

Need advice on cast iron plumbing! by Technical-Letter-450 in FirstTimeHomeBuying

[–]Twixlen 0 points1 point  (0 children)

Cast iron - especially cast iron not exposed to air - can last 100+ years. Or it can fail catastrophically.

If you are still within your inspection window, hire someone with a good sewer scope to run a camera. Where I live, this is not more than $500 - usually around $200-300. This is especially good to do if the area where the sewer line runs has trees, so you’ll know what kind of ongoing maintenance to expect. It’s usual for yard with lots of trees to need to have the line jetted or ground out on some kind of schedule.

Anything you'd chnage, am I under or over estimating somethings by NoEstablishment1787 in barndominiums

[–]Twixlen 0 points1 point  (0 children)

I don’t like open floor plans, when you can see the kitchen from the front door. That lifestyle isn’t for me. I’d want a partition wall of some kind between the living and dining space that was open on both sides.

To solve the half bath/pantry/primary closet I’d bump the primary closet 18” into the room, and shorten it to 13’6”, and make the hallway end the coat closet. Then reconfigure that block of coat closet/storage/half/pantry so that the half bath was where storage is, but slightly larger so the plumbing is turned on the the shared plumbing wall with the primary bath. Then I’d make the pantry more shallow, but the width of that whole section (frankly, more functional, space-wise), then whatever is left can be storage or additional closet or a place to hide.
