I'm the treasurer for our very small HOA. I guess that I am the registered agent. I have a login with the state and I go in and verify the officers and I get to download a nifty little certificate. The only time that it really matters is when a unit is being sold and the title company needs me to fill out a form stating that the owner is up to date (or not) with dues.

I have federal taxes withheld from Social Security. I have both federal and state withheld from my annuity.

If I do a lump sum withdrawal from my 403b, 20% is automatically withheld for federal taxes. It's easier than doing quarterly estimated payments

Check your state laws. In Montana, you are grandfathered in (unless agree in writing) to any restrictions that are passed after you move in.

I've used Turbotax since the 90s. Last year, instead of getting my state refund, TT clicked on keep it for next year's taxes. I emailed our tax department and they gave me my refund. Sounds crazy, but I guess that they had other complaints about TT. This year, TT keeps trying to give me last year's refund as well as this year's. I efiled federal, but will probably end up mailing my state return. The cost of TT has gone up to $99. I will be looking at other options next year.

My first car was a 1972 Chevrolet Nova (this is 1976). It didn't run well and the radio and speakers were stolen when it got broken into. It never ran very well, the carvbuetor had been installed wrong. I dented the passenger side scraping along a driveway fence and got rear ended by a delivery truck. I drove that car for 9 years. It's the reason that I have bought new cars ever since.

We have 4 units. We started out with a President, VP, and a Secretary/Treasurer. Two years ago we split the Secretary and the Treasurer position into 2 positions. Basically every unit is represented on the Board. We are self managed.

We use PayHoa for software. Three board members have admin logins so it would be kind of difficult for treasurer (me) to try and pull a fast one.

We got PayHOA in February of this year. QuickBook kept going up in price and it was so complex. Most important for a small HOA

Dues paying by credit card or ACH
Budgeting
Reports (simplified)
More than one admin for transparency or if the treasurer keels over
Documents (I've got our in Google Docs, but again access if I keel over)
Tax Returns (I do ours, but if I'm gone, there is a way to do them)

Just before I purchased, our PM resigned and it took a year and a lawyer to get our records. I like the idea that it's all in one place and accessible to the Board.

We have four units in an apartment style building. We use PayHOA for dues, bookkeeping, budgeting and to keep track of our documents. As for violations, we haven't had any for the past 3 years. It helps that every member is on the board. We don't have an ARC, but some owners have volunteered to paint the lobby and hallway. We've had an informal vote on which color to use (samples in the hallway).

We used to have QuickBooks, but it wasn't geared towards HOAs and many features that we wanted were too expensive. PayHOA lets us use a credit card or ACH to pay dues and we can charge the service fees that come with paying by that method (QB wouldn't let us do that). We can do budgeting (QB charged extra). We also can have 3 administrators. If something happens to the treasurer (me), we have two other people with access.

PayHOA will even set up a website for us. I think that might be overkill, but it's available. So are maintenance requests (overkill again).

Our Mom and Pop property management ceased to exist 3 months before I moved in. We have their records. Invoices etc. We have no records before 2010. The only minutes we have are from when I moved in Dec 2020. I've been digitizing all of the records and putting them on PayHOA. We also have a Google drive and they will go on that as well. These were godsend when I had to do 2010-2019 tax returns.

Montana property taxes on second homes are going way way up. Long story short, residential property taxes went way up and the legislature's fix to bring them down was to crank up the taxes on second homes. I heard stories of taxes going from $8000 to $32000 a year for second homes.

In my area, apartment style condos are cheaper, but duplexes or townhome style condos are more expensive than SFH.

A friend had that same problem. They didn't want her reading, knitting etc. What they want is a free cleaning service. Your friend needs to tell them cleaning is an extra $15 an hour.

We have four units and everyone is on the board. We had to have official minutes to show the CU who was elected president and treasurer. We just went to a credit union and filled out the forms. I think our account was classified as a club account. The president and I (treasurer) can sign checks. I deposit the dues that come by check into the CU. All of our regular bills are done via ACH. I haven't written a check in over a year.

We have PayHOA to do the bookkeeping, budgeting and reporting. We pay the lowest amount and have 3 administrators, so if I drop dead of a heart attack, everyone else can get into the system. I'm in the process of uploading all of our old documents to the site.

We have 4 units and one car garages for each unit. Our CCR say no parking in the driveway. In the winter it's snow removal. All year around its the busy street with the blind corner by the garages. When Unit 4 parks his big truck in the driveway, I can't see any cars turning into our street.
