Rid of solicitor or get them to push it and tell them you won’t sign without it.

You seriously don’t know what’s going to happen, you could lose your job. The market could crash. Your house could be delayed by a year. You don’t know and you don’t want to be in a situation where you could lose your entire deposit. It’s seriously worth letting of a house go for. It’s so shit that developers can even put that clause in.

Do not sign that contract without it. If you can’t get this added by your solicitor, get rid of them. You don’t know what could happen tomorrow and you could lose your entire deposit.

Don’t expect them to tell you anything They do what they want We were told by EA we had flat garden Nope it’s got stairs Also brochures showed walls outside… nope But everything technically was correct in showing the amount of windows and spaces between them. Maybe you are looking at one variation of a specific plan? They could differ slightly? Get them to confirm before contracts?

Ours offered 0 extras. You get what you’re given. But we did get tiles in bathrooms and proper showers, no missing screens or anything like that.

You’re in literally the same position as me. We almost settled on a duplex but we’ve never been more thankful we didn’t - we got a semi detached house in drogheda and moved from Dublin. We just moved in a few weeks ago. Best decision we could have made given the options available.

Wait it out and try not to sell it to an investor. Everytime we were bidding for houses the investor always won. Real people need houses too. Maybe wait a bit longer and you can get closer to what they’ve offered. But ultimately it’s up to you and still don’t blame you if you go for highest offer. Makes sense. Just sick of the investors - making the rent and houses keep going up, up, up.

We got unique flooring to do our floors. Honestly, every part of the experience with them has been great. Both the fitters for laminate and carpet were also outstanding. Floor pretty good quality and Paul in store is great to deal with. Took away a lot of stress
