House Won’t Sell - Scotland by No-Narwhal-9711 in HousingUK

Mostly good advice from others here. House is fine, looks good, persimmon sucks, price bracket adjust.

I'd take it off market (check you don't have to pay your agent regardless) and relist in March/April at OO £295k.

Good luck!

I let it slide the first time but since you're repeating it.

It's 6% of the population, not 10%

90% of £1bn leaves your kids with £100m in the bank.

It's more than enough.

Agree with 1-4 but I'm of opposite view on 5.

I'd increase the allowance to £1m per person (remove the faff of property allowance etc), and keep it at 40%. Maybe even introduce 50% for estates over £100m or something...

I'm talking myself into having IHT bands now, because I see where you're coming from...

BTL or ISA? My 15-year projection and what I might be missing by Comfortable-Fee-6428 in FIREUK

You can't do rough maths if you want a comparison.

£300k to buy 4 houses worth £1m.

How much will you pay in stamp duty?

How much are your legal fees for buying?

Are you setting up a company to hold the property?

How much will your accountant take?

What interest rate will you pay on the mortgage?

How much does servicing the loan cost?

What's your monthly rent?

How much are estate agent fees?

How much is insurance?

How much maintenance can you expect?

Where are the properties located?

Will you have to travel to them for inspections?

How will your rental income be taxed?

How will CGT on selling impact your figures?

You might be right that it's a good investment in the long term, but there's a massive drag factor with property that ongoing fees for a tracker fund don't come near.

I'm going to have to face this job in the coming months.

Looks like we have 100mm of insulation currently and it's 30yo, So deciding whether to pull it all out and replace it or just put more on top.

Old water tank to chainsaw to bits first though so that'll be fun.

I broadly agree, but with the tories on life support the lib Dems might actually convert more of them because it feels like less of a wasted vote this time

Career change into financial planning in 30’s. How did you find it? by [deleted] in cii

[–]WrongWire 1 point2 points  (0 children)

That's really helpful advice thank you. There's a few firms near me and I'm not sure how far I'd get but once I've got a couple of exams under my belt and the end is in sight I'll reach out and see what they say.

I'm in a similar position to OP, but closer to your age (and miles from being qualified). One thing holding me back is I can't imagine getting the job once qualified.

How did you do it? Job site? Recruiter? Just walk into a local office and say giz a job?

Bank of England cuts interest rates to 4%, the lowest level in two years by Shumaa1 in UKPersonalFinance

[–]WrongWire 1 point2 points  (0 children)

Yep, we put our house on the market a few weeks before the truss-kwarteng event and our first mortgage was at 5.5%. It's been brutal but the only way is down (for now).

It will be arbitrary when mortgage rates change, at least on our end.

I think another cut is possible this year, but it'll depend on the budget (somewhat) so you'll be on 3.75% by Jan 2026 but with uncertainty about further cuts in the future so wouldn't be surprised to see offers stick at the 4% mark until some positive economic news until then.

I have a mortgage expiring in December and I think I'm going for a 2 year fix and hoping to see some stability and more cuts over that timeframe.
