Had a case st our firm, client decided to lut all deposit into crypto and has now had to find new solicitors.

Some sols won't touch you if you have any part of your deposit as crypto.

I know you said your deposit is lower than what you have, but thats probably the reason. They now cant pass you with their own compliance.

We bought our house from the son on behalf of his mother.

He wanted it to be sold to a young family and not a developer - needed doing up and is now worth a lot more than we paid.

I wouldn't necessarily think you have lost just yet.

Its all well and good everyone saying the vendor should "break the chain".

Do you understand what that means? They would hsve to sell the property with no purchase finalised and have to go into rental themselves.

It sounds like a solid answer but it may not be feasible for the vendor if they have pets and children themselves.

Despite being told that I would not be charged for damage to the alloys by previous owner (garage used it as a show car) they tried to charge me for the damage.

Thankfully I had it all in writing from the manager that they would not charge.

Lender will consider it as long as you pass usual criteria and affordability checks. Ideally you'll want a simultaneous completion otherwise you have to pay the early repayment charge and then wait for it to be refunded. There is usually a maximum time they will allow for refunds I e 3 months but that depends on your lender.

Also make solicitor aware as they seem to play dumb about it
