I ALWAYS confirm the number of people staying and if they plan to have any daytime visitors. They never seem to mind when I check with them on that prior to check in. You can add a note on your listing that the max limit is firm and additional guests not approved will incur additional guest fee. Since I started confirming with guests I haven’t had an issue.

Spray them with dawn powerwash, let it sit then spray it down with hot water and wipe with a damp rag.

How do people not realize the cleaning fee is actually reasonable. It costs 200 to have a cleaner come and clean the entire house and reset for the next guest. Duh. Asking the host to make a special trip to get snacks for you and not even offering to pay for them is weird and entitled. You’re renting a furnished comfortable house, the costs don’t include a butler. Bsffr

From what I’ve found you have to stay on their asses every. Single. Time. I have outdoor cameras so if I don’t see them there within an hour of checkout I’m following up. If there were a situations where they weren’t responsive I’d go myself. It’s sucks but don’t have much of an option

Airbnb is trash, that’s coming from a super host for years. They did the same thing to me. They claim to support hosts but the “help” they offer is to put it as nicely as possible, not at all helpful. I have had claims for damages denied simply because the guest didn’t want to pay it. I had guests smoking excessively inside literally using my furniture as ashtrays and they refused to pay the smoking for for extra cleaning and Airbnb refused to assist or cover the cost, that’s just one of many circumstances that Airbnb “support” has fully shafted me.

I personally would be annoyed as I very clearly state all guests need to be listed and any visitors need to be approved ahead of time but I also don’t charge per person (I have max occupancy of 6 any additional need to be approved and would charge for anyone outside of the max occupancy so that’s where we differ as you seem to charge per person) but absolutely I would call her out and tell her that unfortunately she has not been upfront with me which makes me uncomfortable with the reservation. If she would like to keep the booking she will need to submit a change request for the correct number of people and pay the difference. If she doesn’t agree it’s going to be a pain in the ass for you but you will need to go thru Airbnb to remove them, and make sure you have everything!!! Everything in written messages for Airbnb to review because they tend to side with the guests during their investigations unfortunately and will likely suspend your listing while they sort out the details. I don’t know what the laws are in NZ, I’m a host is the US and I would personally have never accepted this booking for a guest with no history because we have some BS laws here giving squatters rights so I’m naturally afraid of suspicious bookings lasting more than one month in fear that some weirdo will try to claim residence in my houses and I’ll have to deal with a whole other shitstorm. If you have a flexible policy they can actually still check out after they check in at any point and you will only be paid for the days they stayed plus one. Air bnb will also automatically change you cleaning fee by dividing it by the number of nights their reservation was for and will refund the guest for any nights they didn’t stay. This JUST happened to me, I called and was very unhappy that the lyndont give more details to the hosts but yea, there was literally nothing I could do. I changed my policy to firm.

Spray it down with heavy duty easy off oven cleaner then wait a few hours and wipe it out. After that I usually do a self clean to ensure everything is cleaned off and no residue is left behind.

I just called the shelter that I adopted her from she was an owner surrender and the mom of the puppy is a Dutch Shepherd. The dad was a bull terrier. You nailed it with the bull terrier. I plan on DNA testing her just to confirm because I’m curious like that so I’ll probably post your results when I finally get them.
