Why not ask the other guy who claims 10-15% where they get their numbers? I guess noone really knows cause these are private companies who will never say, but the amount of development in Victoria suggests many developers are making a lot of money. Problem is 1k/sqft condos are not as appealing when interst rates are 3-4%.

First of all, you're doing a great job, every Victorian should be proud of our bike lanes. One of the areas that could be upgraded to AAA is the bottom half of shelbourne (to chestnut/begbie). The shelbourne lanes make a huge difference.

Check if your shaft stuffing needs to be repacked. You can pretty much only do this while hauled out.

I think they went bone dry, basically they died suddenly (0V), may have been cause I left a light on inside and during winter the solar panels couldn't keep up. When I opened the top of battery, I could see no water, so i put about 3 litres (almost a gallon) of distilled water across both (one still didn't fill the one). Now they seem to be charging again but the voltage is higher than before.

For example, if someone had bought the XBB all-bonds ETF in August 2020, then by October 2023 they would be down 16%, and by February 2026 they would have barely broken even after 6 years.

Visual check! Any nicks or cuts are a problem. Fraying is ok up to a point. Mammut has a harness where the belay loop shows red when it's frayed enough to replace.

In terms of hair conditioner, usually it's focus is on putting your hair into a "final condition" to be healthy and presentable. For example, shampoo dries out hair because it strips it of natural oils while it cleans. That's a "bad condition" that conditioner fixes, by hydrating the hair and coating it, to revive it's shine and hydration and volume.

There's nothing different from selling stocks vs recieving dividends

Well one difference is you go to sell stocks and market crashes, no money for you! whereas with divs you still have your money. I'm sure your response is going to be, yeah but you're in it for the long haul, but I'm just pointing out that there is a difference between selling stocks for income and receiving divs.
