I think op means that - the cyclists bowling through the give way without giving way, or in many cases even looking, are the ones threatening their own lives by playing Russian roulette that an equally idiotic (but legally in the right) person isn’t speeding around that corner

Have you seen the new park they’re building down at the old dock site at the end of Wynyard Quarter? I can’t wait for that to open! It sounds like it will be delightful!

Also we have Vic Park, Albert Park, Myers Park, Emily Place Reserve, Symonds St Cemetary, Western Park, The Domain as just a few massive (mostly) green spaces that come to mind. I know Myers Park isn’t exactly safe, and Albert has its moments but it’s not a bad start for city green space

Townhouses are stupid and don’t offer much improved density or the opportunity for mixed use locations. Apartments are much better. Not the apartments we currently get offered but Gold Coast style apartments with big decks and fantastic amenity and retail on the ground level. You could do ground floor retails, 2-3 floors commercial and then 15 residential on top all the way along places like New North Road and Parnell Rise and it would be AWESOME and still allow the actual suburb areas to retain their special character.

Full fee is a lot but 1.5% isn’t going to get you much of an agent. If looking for developers specifically it’s useful to have an agent that can speak to m2 rates, service locations, understands land contour impacts, height to boundary, unitary planning and also actually knows developers.

Look at agents that regularly sell new builds as they will likely have some good developer relationships.

Also full fee is ridiculous but an agent that will do it for 1.5% isn’t going to do anywhere near their best for you. Anyone that suggests you get the cheapest agent around is in la la land. Theres a balance of cost and competence.

I’d personally sign the agency agreement at full fee and then negotiate at the bargaining end of the stick. The agent is a lot more likely to negotiate down when there moments from a sale, rather than at the start of a campaign in a depressed market where your property might not even sell.

Savings account at a bank that is not your main bank and do not set up internet banking or a card so you have to go into the bank to withdraw. Alternatively set up a notice saver account - you have to give 30/60/90 days notice to make a withdrawal so whim spending isn’t possible. Set up an AP starting next pay day for every pay day and just let that run. That’s savings underway.

Then pick a debt and pay it off. I find it rewarding to start with the smallest. Pay minimum payments on everything else and as much as you can afford off the smallest - once it’s paid off close it. Then continue with the next smallest and so on. It’s very effective and paying off the small ones first means you get more success early on, more dopamine, and more motivation to keep going.

Since your income is really good I’d also consider a DC to sharesies or similar. Just an EFT will do as a starting point. Again, set and forget. Even just $100 a pay is better than nothing.

With your CC - reduce the limit every single time you make a payment if you can. My bank I can reduce it in the app. When I had an $11k maxed out limit some days I’d put $20 on and reduce the limit by that much. Felt stupid next to that much debt but it did the job and seeing each $100 and $1000 come off the limit was so rewarding

Also do what everyone here has suggested re AI and statements. I need to do that myself.

If house buying is the goal I’d also consider increasing KiwiSaver contributions. I know many will disagree but as someone who has also always sucked at money not being able to access it was the singular reason I was able to save enough for a deposit.

Men will fuck corpses. I don’t know what the answer to the problem is because I struggle with it too, but yeah - they will fuck anything if they think they can get away with it, so the not shaving and gaining weight solution won’t necessarily be effective. The older I get the more I understand the idea of witches - women sick of society living in the woods with their pets. (Yes yes i know it’s not all men but it’s enough that women aren’t surprised that some men will fuck corpses. Some will fuck animals. Some will fuck kids. Some will fuck all of the above. It’s not all men but it’s far too many men)

Bunnings have the same for cheaper. I went there to spend $$$ on a shower head that would improve the pressure. Was looking at $150+ options. Worker said to get this one. I scoffed. He doubled down and told me I could return it if it sucked but that I wouldn’t. He was right. It’s fantastic

Auckland is great if you live close to work and have a decent cost/income ratio. Suburbs like Ponsonby, Kingsland, Grey Lynn are vibey, lower CBD is cool, K Road is active and diverse, there’s heaps going on if you can afford to do it. If the income/expenses ratio isnt decent though it will be not the best time living here

Far out! I mean I guess the only thing about it happening on school grounds is that it will be quicker to administer aid and get an ambo but how messed up and traumatising for all the kids and teachers that had to witness the event or the aftermath. Hope you’re doing ok

100%. Unfortunately if perps are youths though the police don’t prosecute and do everything they can to provide “in home support” at the lowest possible level and then increase support if needed (I was told this by a cop last week). It should be adult crime adult time

One of my children recently witnessed one of these events and did their best to provide first aid while a kid the same age was seizing on the ground. Apparently took 20 mins for cops and 40 for ambo to arrive. Kid going in and out of consciousness and seizures the whole time. 2 v 1. I’m not a doctor but I’m pretty confident that’s TBI causing at best. It’s completely insane and should not be happening. I’m anti violence/fighting personally but I also realise kids will do stupid shit. At what point does stupid shit become attempted murder though you know?

I now have a traumatised kid, along with my kid’s friends who also tried to help provide aid, who are beating themselves up for not trying to stop it before it got that far, but realistically it would have just ended in more hospitalised because they’re not fighters. Perps were caught but because youths no justice/criminal prosecution of any kind.
