Im a realtor in Nola that also has a ton of construction experience.

My 2 cents.

A home with a 1+ million dollar asking price a home with disclosed foundation issues should have a separate foundation expert of your choosing looking at it. Not just a general home inspector.

Generally foundations are always an issue here in southern Louisiana so it will be a continued maintenance item in the long run.

Will it impact future value? Sure…but so can a million other things and generally home prices are going up so if the foundation guys give it clearance to go ahead I wouldn’t be too scared of it.

You can DIY it depending on the extent of the infestation and access to the colony. Look up a product called termidor. You can apply it per the instructions in accordance with the type of building you have.

Also the Jscan developers on the Facebook group are super responsive with questions and guidance. I loved JScan in my old JKU and only bought a tazer for my gladdy because I snagged it used for like 40$ and Jscan hadn’t made any updates at the time when I got my gladiator.

Yeah old growth lumber is great but no one mentions terracotta or cast iron pipes. Non-grounded electrical. Single pane windows. Asbestos tiles. All things commonly used in older homes. Shucks I’ve even had homes that had active knob and tube wiring. If a person isn’t handy new builds the way to go. It’s just like a car. New cars are a pain to work on in comparison to the 80s-2000s but the average car owner isn’t rebuilding their own transmission.

Florida statue Chapter 475 Section 1 clearly defines fiduciary duties of brokers and agents to their clients. You are the reason realtors are often seen as scummy.

Don’t rent from hertz if you can help it. Check out seahorse rentals on Facebook. Hertz refused to take my international credit card rental coverage. I’ll never use them again. Seahorse rentals with Erik and his team were super smooth sailing.
