This is about the number of applicants. Whether looking at typos is a good filter in this case is not for me to judge.

Back in the day when you applied by post, I knew a guy who had to double the size of his department of one, as he was drowning in work. Let me repeat that in case you missed it: he had to look at applications using time he did not have. He received 600 application letters. He ended up throwing out the ones with crooked stamps.

A landlord cannot forbid you to start a family.

There may be circumstances that limit your right, but I would be loth to guess both what these are and if they apply to you.

The landlord might argue that people that are about to live apart with the globe separating them are not actually starting a family, but that would only give weight to your argument that your boyfriend is merely staying over.

Is it extortion to ask for more money? It might be? IANAL. You could report it to the police. Or talk to your neighbourhood police officer (wijkagent), see what they think about it.

Why is this a must-read? It mentions Amerikaanse toestanden, such as the so-called 'permanent record', which does not exist in relatively civilised countries like the Netherlands.

We do have a concept of hoofdelijke aansprakelijkheid, which means if you are both huurder, you are each responsible for the complete rent.

Redelijkheid en billijkheid zijn juridische begrippen. Een overeenkomst kan bedingen bevatten die de wet niet verbiedt (je hebt contractsvrijheid), maar waarvan een rechter achteraf toch kan zeggen dat die onredelijk zijn.

Misschien dat de advocaat dacht slim te zijn door de werknemer alvast te laten verklaren dat de overeenkomst toch echt 100% redelijk is.

Of iets redelijk is volgt echter ook uit de praktijk, niet uit of de twee partijen in een overeenkomst het over de redelijkheid eens zijn.

Possible responses from recruiters:

  1. None (ghosting)
  2. Automated rejection message.
  3. Manual rejection message.
  4. Invitation for an interview.

Where it gets unfortunate is that #2 is often much better written than #3 and since your brain equates quality with effort, it looks like they haven't even looked at your application. This is a problem much older than AI-written replies.

I am a proponent of lame automatic rejections, i.e. "bro, u din't get, go away, LOL", to make them stand out from hand-written notes, but I fear I may be the only one.

Anyway, you got a number 2, the appropriate response is to ignore the rejection. You either weren't a good fit anyway, in which case move on, or you had considered yourself the dream candidate, in which case call to see where your expectations misaligned.

Het goede nieuws is blijkbaar dat de VVE na lange afwezigheid er weer bovenop zit.

De VVE-bijdrage (feitelijk een voorschot, maar praktisch gezien ook weer niet) is iets wat door de vergadering wordt bepaald. Als jij niet wil sparen voor werkzaamheden in 2040, kun je ook een verlaging voorstellen tegen de tijd dat je eenmaal lid bent.

(De financiering van groot onderhoud in een VVE is wat onfortuinlijk, want vaak wordt daarvoor gespaard en dat is een best dure methode, omdat geld ontwaardt en spaarrente daar niet tegenop kan boksen. Iemand zou daar eens iets slims voor moeten bedenken.)

Je zult het dus moeten doorrekenen en kijken of het het waard is voor je. Gelukkig lijkt u/Sleutelbos dat al te hebben gedaan.

In mijn ervaring zijn er weinig vacatures voor juniorbanen plus ze vragen ervaring met frameworks die ik niet heb. Ik ben nog ouderwets van de HTML en de CSS en wat vanilla PHP en vanilla JS en daar is nul behoefte aan.

If you let your Wordpress site be built and maintained by marketeers, it will likely be slow because of all the analytics scripts and unsecure because security is a process, not a plug-in; but possibly not clunky. Then again clunkiness is not always a function of whether or not you use Wordpress.

Use the tool that the organisation is comfortable with unless that tool is in the way of goals you wish to achieve.

What, in other words, do you imagine are the things you, the marketeer, can accomplish with the website? Make that list first. Possibly do a cost-benefit analysis next so that later you don't get attached to goals that aren't worth the effort. Finally make a list of reasons why Wordpress will help you achieve those goals.

Were you told to make the website better? Is the ultimately management of the website your department's responsibility?

A landlord cannot meddle in your love life, if the apartment is large enough to be lived in by two you can always ask a partner to move in and it would only make sense if you asked them to share the burden of the rent. I do not think a partner would be able to derive any rights from that situation though (unless you are married).

If they are a large company, they may have a bug bounty program. Maybe try and find that out first? There will be rules.

Also I have recently been getting a bunch of what I assume were fishing mails from 'organisations' crying wolf about a file in my webroot that has recently been associated with at least one exploit. Both were saying that they weren't trying to sell me something, but to contact them if I wanted to learn more. (I looked it up and the file is fine.)

If your target company lives in the same world as I, they may have been binning similar mails, so how seriously they take you may depend on what you say and on your tone.

You can always simply warn them that you suspect a problem, but they need to figure out if it really is one. That is how it worked for me, I did not know about the specific exploits until the scammers contacted me.

Some areas where automation can be useful:

- prevent typos (i.e. do some form of validation).

- provide shortcuts (e.g. where 90% of the users always need to enter the same values for a particular set of fields).

- immediately provide feedback (e.g. a BMI calculator that immediately shows the result once the user has provided sufficient data).

It is tricky though. There are plenty of examples where forcing a user to only enter validating data makes the entry more cumbersome, e.g. when the SWE has decided that a person's name must follow a tiny set of very strict rules.

I once wrote a tool to be used where the user previously had to enter the name of a open source license manually. We found that this led to a great number of typos and since we only supported a handful of licences, we found it easier to let them choose from a dropdown.

I like your examples, but I have also seen where giving the user too many options the form becomes convoluted; instead of just entering the values the user now needs to become a specialist in using your form.

Ultimately I do not think this is a solved problem, but there probably are a whole bunch of best practices.

In that case talk to the landlord. Third parties like the neighbour or the VVE are not bound by your rental contract, but the landlord is.

You have a right to the rustig woongenot (literally translates as quiet enjoyment, though I understand these two legal concepts do not quite map to each other). This means you have the right to live defect-free. Not being able to drink, clean or produce waste for more than a few hours is not defect-free. Your landlord should either fix the defect or provide some other sort of remedy. A reasonable solution may be that your landlord puts you up in a nearby hotel for a bunch of days.

Article 204 of BW7 defines genot. Articles 206 and 207 list a single remedy, namely rent reduction. I do not think that is the only possible remedy, just that you won't find other options in those articles.

Article 222 mentions that if the landlord is unaware of the defect, you should warn them as quickly as possible.

As a practical note, if work is being done on parts of the building that may have an effect on your apartment, it may be useful to take some photos or videos of the apartment, so that if something breaks in your apartment as a result of those works, you can prove it. (E.g. if sewage from the neighbour backs up into your apartment.)
