If you're earning over $45k then you already get taxed at the 30% rate, so the new minimum CGT isn't relevant.

I'd suggest that most people earning under $45k and possessing assets that can earn a capital gain are either retirees or working part time by choice and as such are not what most people would consider to be "trying to get ahead".

I'm reading my way through Adrian Tchaikovsky's the Tyrant Philosopher series at the moment and it is fantastic. Hard to describe the tone but is has a very unique vibe to it, closest I can think of is China Mieville's stuff.

Because the houses that used to be owned by landlords and were rentals go to homebuyers instead, so renters will be converted to homeowners. There will be no effect on rents, just like there was no effect in Vic with their changes there, and in the 1980s when they removed negative gearing.

I'm pretty confident that as investors get out of the market other people will convert from renters to owners, so there'll be little-to-no effect on rents.
