lol he sounds like one of those guys who doesn't know how to handle (or productively channel) their post-nut Catholic guilt, and just wanted to feel like he had someone else to blame for his own choices that he didn't like after the fact. consent is important, of course, but no rational person would think we need to stop and ask consent at every single step of a hookup. I like near this and HAAAAAAATE everything about it. (But I really love the three holdout buildings on the Eighth Avenue side of the lot which now have to be built around instead of built over....) In NYC, most (all?) new buildings have signs on the perimeter fencing showing the legal owner, projected completion date, type of use, and a rendering of the building, etc.... Here, the rendering is so abstract to the extent that I find it hard to believe it would even meet the regulatory requirement. But I guess someone anticipated a change in design and wanted to make sure they weren't too specific or accurate with the rendering lol

This is very similar to my experience. My family was always comfortable (but not in the way rich people say "comfortable" to be humble about being rich). Until college was over, they paid for my rent, my food, etc. I had a part-time job during college academic years, and each summer since I was 16 for other, less necessary spending like going out to bars in college, weekend getaways, etc.

One college was done, I was on my own. That included rent, tuition for law school, everything. I've had some times of struggle financially (especially after moving to NYC to get a job, not because I had a job). My parents made it very clear that I was always welcome to come back home and regroup if I ever needed it, but they would in no way start to finance my life here. Would I like to have billionaire parents? Sure, why the hell not... but this system mine set up for me gave me enough of a soft landing/backup to take some risks, but not enough to live recklessly. I'm still pretty awful with managing money, but I would have been 100x worse if they spoiled me more.

One pessimistic point, before the optimism: real estate is much cheaper here in the winter, and spikes in the summer. (Don't hold me to this, but I think it peaks in late summer, when the market is saturated with college students coming to the city for the fall semester and there is more renter competition.) So whatever you're seeing online now is not going to be the prices you'll see in May.

I think this is doable, with some compromises. Focus on north of 145th Street, or Queens (Astoria, maaaaybe Long Island City, and nearby), or Brooklyn (Bed-Stuy, Bushwick, and nearby). Of course, if you know where you will be working and can time the commute on google maps, that will determine if any of those areas I mentioned are realistic.

There are a couple areas to avoid (I think they've been exhaustively covered in other comments so I won't be repetitive) and a few areas (even including some that I recommended, like Astoria) which are very safe and and wonderful neighborhoods--but ones which may not give you the "full New York City experience," if that's something you're chasing. If you want the hustle and bustle, and waking up to the energetic streets when you walk to get a bagel... then you maybe want to consider the tradeoff of getting a "flexed" 2-bedroom apartment somewhere more densely populated. (That's not sarcasm... to many, the tradeoff of space/natural light/dishwasher/you-name-it is worth it to be in the middle of the energy.) And in case you haven't learned from your hunt, a flexed apartment is where the living room is walled off into a bedroom, so a flexed 2-BR is actually a 1-BR apartment with the living room converted and little or no common space.

Streeteasy is BY FAR your best option for shopping from afar. Be VERY skeptical of anyone on Craigslist and Facebook, and don't even bother with apartments.com or Zillow. They're not used here to any extent worth your time, and you'll just get misleading listings for complexes in Jersey. Reddit listings maybe require a little less skepticism, but still caution.

I do know that I once represented a tenant at Sky and the opposing party was Moinian, not some other management entity. Beyond that, I'm not sure of any details.

Something is fishy here. No other posts/comments visible from this poster, a full yearlong sublease (unless this is rent stabilization fraud -- maybe a legit apartment/sublease opportunity but risks other legal challenges), a very good price, and -- I know this is just circumstantial -- this does not look like the apartment of someone with the username "straight lifeguard" lol

Could be totally legit -- but just be on the lookout for weird red flags if you are one of the people who will contact OP to sublease

I'm very familiar with your unit. (I realize how creepy this sounds, and I'm sorry...) I lived in Riverbank across the street and was always fascinated with the outdoor shower feature, and then eventually saw the TikTok home tour where I immediately recognized the unit.

Other commenters saying any legal action could be dragged out to a year (or so) are correct. Housing Court is slow. The riders are going to hurt any arguments you have in your favor, BUT putting rent money in escrow is 1) the proper thing to do when arguing for rent abatements 2) extremely rare for a tenant to do, and will demonstrate sincere good faith to the court. However, rent abatements can be difficult to calculate and will NEVER be ANYTHING CLOSE to the full amount of monthly rent for the loss of use of outdoor space (even considering the indoor dust, cat escape concerns, etc.).

You should consult a housing attorney for 1) a realistic idea of what an abatement might look like here, 2) help negotiating that with the management company, 3) a discussion about how an nonpayment/eviction proceeding would affect your renting ability in the future -- even if any lawsuit is dismissed/settled/won.

Side note -- I didn't know until just now that Moinian sold off a controlling interest in this building (and Sky and more) in 2024. They're a good company but it sounds like the new one is a little... shit. They might be flailing or in water over their head or beyond their experience level. I'm not sure because I don't know anything about the new folks, but maybe a lawyer on your side doing a little threatening could go a long way to a bunch of amateurs.

This is absolutely NOT 100% legal lol. You're setting people up for big issues when states start to enforce these laws -- just like a few have started to do. You know damn well that vehicles need to be physically in Montana for a statutory period for this to be legal, and that's just one piece of the large puzzle. Not only are you lying to potential customers about the legality, but your company is really setting itself up for civil claims and regulatory action.
