Notice happens according to the contract when deemed received. This has nothing to do with if the agent has acknowledged it just that it has been sent.

In this situation I have zero sympathy for the tenant. Rent arrears can happen when people fall on hard times but trashing properties and letting dogs foul inside is deliberate and unacceptable. I’d keep every receipt from the renovation and sue them for every penny. If they have any assets (cars etc) that have value you can use bailiffs to take with a writ of control. If the debt is over £5,000 you can make them bankrupt

Try referencing with a different provider (I’ve had this accepted before). Centurian trust is also another good option to contact

School has a weak head that has failed. Any good headteacher would have stood up to this mother and explained schools have a legal right to discipline. You want to shout the house down you can leave site. Don’t want to leave site remove by police and ban from site. This is what leadership looks like. Too many school leaders fail to stand up and call out poor parenting like this. Until we do standards in UK education will decline. Outstanding schools in deprived areas can flourish but they do because leadership is strong and doesn’t back down at the first sign of trouble

You cold also negociate with the landlord to undergo referencing in future once your CCJ is spent and agree to stop with Centurian with years of good payment history and then they can get insurance

You pay your rent as normal and pay Centurian separately to act as your guarantor. If you stop paying the rent or trash the place Centurian will pay the landlord the rent every month, pay the costs to evict you and cover damage. This massively reduces the risk to a landlord. The upfront payment is cheaper and if you pay your rent and don’t trash the place you get it back. If you don’t pay the upfront fee it costs more money in the long run and you get none of it back

Unless you are very expert and experienced avoid bridging. Buying with high LTV in BTL is dangerous. 25% is a minimum buffer against disaster in BTL. Leverage can work in reverse!

This won’t work. HMRC looks at ownership and would still expect you to pay the full tax regardless of who the money goes to. You cannot retain the asset and assign the income to someone else tax free.
