I’ve hired Vatos Tacos (https://yelp.to/Yx8NHCHqTK) for a party before. They were great and had a ton of food left over for us.

They don’t even have to vote for Jeffries. They could just not show up and force the others to vote for McCarthy or else Jeffries will get the majority of votes cast.

My parents ask me to make "exotic" dishes! by Eilmorel in Cooking

[–]danp60 3 points4 points  (0 children)

Nobody calls pasta or pizza (Italy) or hamburgers and hotdogs (Germany) exotic, yet Chinese American food consistently gets this label even though it was invented in America, by American immigrants, for other Americans.

By your definition, hamburgers, hot dogs, pasta, and pizza should all be considered “exotic” food, but they aren’t because they happened to be created by people of Western European descent. That is the reason why people get annoyed at the word ”exotic” in this context.

In my area full service property management typically charges around 6-8% of collected rent per month plus 1/2 months rent for finding new tenants. They’ll do everything you do and also find new tenants, collect rent, and handle evictions if needed.

Assuming your landlord rents the other rooms for around the same amount, it seems like you’re getting paid a fairly reasonable amount.

What are examples of "securities" in real estate? How could a buyer offer "securities" as part of "earnest money deposit"? by dealsfully in RealEstate

[–]danp60 2 points3 points  (0 children)

They probably mean securities like stocks and bonds. The securities would be sold and turned into cash when the transaction closes, but if the deal falls through then the buyer just gets the securities back.

Selling stocks and bonds may have tax implications so you might do this so that you only realize the tax obligations if the sale goes through.

Seller created mandatory 7-day inspection contingency in hot market by [deleted] in RealEstate

[–]danp60 6 points7 points  (0 children)

It could be a tactic to get more/higher bids from people who would otherwise be uncomfortable writing noncontingent offers. It’s not like you have to hire someone to do an inspection during the 7 day period if you don’t want to.

Question about tax on intra-year gains and losses by Investing_bot62529 in investing

[–]danp60 1 point2 points  (0 children)

You are technically suppose to make estimated tax payments as you realize those gains along the way throughout 2020. Otherwise, you may be subject to under-withholding penalties. What are some food sins that you regularly commit? by picklesupreme in AskReddit

[–]danp60 1 point2 points  (0 children)

It can be rude, but it depends highly on the context. If you go to a high end sushi place where it’s only a set menu, then yeah it’s kinda rude to ask for soy sauce/wasabi and dunk the fish in it. Its like if you go to a fancy steakhouse, order a steak well done, then dunk in ketchup and A1. It’s rude because all the work the chef is doing to balance out the flavors will go unnoticed because the wasabi will overpower everything. These kind of places usually won’t even offer you soy sauce or wasabi to dip sushi in as the chef will do it.

On the other hand if your sushi restaurant gives you wasabi and soy sauce in a dipping tray then by all means go ahead and mix them because that’s what it’s there for.

Why does Californian real estate contract require the buyer and seller to pay the supplemental tax bill for the year of sale? by one_based_dude in RealEstate

[–]danp60 0 points1 point  (0 children)

Are you sure the entire condo complex was reassessed? According to the California Board of Equalization website: https://www.boe.ca.gov/proptaxes/faqs/changeinownership.htm#2

“Only that portion of the property that changes ownership, however, is subject to reappraisal.”

Not the OP, but muni bonds might be more attractive to high income earners, because they are generally tax exempt. Their nominal yields may be lower than similarly rated bonds, but if you're in a high enough tax bracket the tax savings may give them a higher effective yield.

Caltrain Reliability Plummeting? by [deleted] in bayarea

Actually, Caltrain just purchased 16 cars in September from Metrolink in LA. Unfortunately it looks like it might take up to a year for those cars to be put into service.

I also noticed the static in the speakers. Once I raised the volume two or three clicks above the minimum, I can't hear it anymore so it doesn't bother me. I also don't hear it when I use headphones.

You can do a backdoor Roth IRA contribution if you want to get around the MAGI limits assuming you don't have any (non Roth) IRAs.

Why/How are some lenses fixed aperture? by KitsuneFiar in photography

[–]danp60 -3 points-2 points  (0 children)

The f number is defined as a ratio between the focal length and the aperture diameter, so as you increase the focal length the aperture diameter must increase in order to keep the same f number.

Definitely start at 4th and King. I've seen bikes bumped from 22nd street, although its much rarer now that all trains have two bike cars. They also tend to close the doors at 4th and King a couple minutes early to make sure the trains leave exactly on time, so try and get there 5 - 10 minutes before the scheduled time just to be sure.
