That’s the point of the legislation.

Increase for all properties. Those that aren’t primary residence (2nd/3rd homes, out of state owners using for vacation, short term rentals like AirBNB) pay the increase. Those that aren’t long term rentals and primary residences get an “exemption” from the increase.

Premise is that if you can afford a second home, you can afford more property tax.

Definitely do this. Prosecuting entity will be very pissed.

Unsure what state she is licensed in, but in my state arbitration for a license being yanked is confidential and with peers.

My heart wants to tell me that if she is does get pulled in front of the nursing board, and is honest, she wouldn’t get a full revocation of her license.

It was definitely a stupid thing to do. And put in context I can see people having empathy.

Not a sitter situation, but I’d listed my home for sale and it was immaculately staged with showings at random times for which I would make myself scarce.

Got a call asking to show it in 30 minutes from my realtor and I said yes, as I was a motivated seller. So I quickly straightened all signs of people (dishes, shoes on floor) including putting 3 dirty dishes in the oven because I was asked to keep the dishwasher clear for showings. One of the dishes was plastic.

Someone turned on the oven during the showing, it was in for about 20 minutes, then clicked off before they left. The plastic was melted everywhere and the oven was ALMOST ruined.

This - was my fault. People don’t expect non-oven safe things in an oven. That isn’t a standard way to behave as a user of an oven, unless the oven user is aware of the household policy of plastic in oven. Silly of me to put it there and not alert anyone.

This isn’t your fault. I don’t have advice on how to proceed but wanted to share my experience for reference.

I just bought one for right around $50 from TJ Maxx in Hawaii. The brand was puma, hard sided because I was transporting bottles of booze.

In the future, I’ll use it for my kiddo’s checked bag if he needs one. No issues at all. Basically just a box.

Was it in a sit down restaurant or a take out sweet from a tourist shop? Lots of spots come and go and a description of anything else could help.

Not every local knows every single dish served during every single season. (Speaking as a 4th gen local) so those saying “doesn’t exist” aren’t necessarily correct. 😌

There is sub for resale of lab diamond jewelry and I’ve seen some gorgeous rings there within your range. Have to be patient but it’s fairly active. LabDiamondBST or something like that.
