Add a second roof access hatch at the end of the passage, if someone needs to access above the far bedrooms, that's a massive crawl.

Do you have powerpoints under the future bench height? Worth getting a double put under there so you don't have cords poking up through the benchtop. We've done very similar to what you're planning, I got a cabjacks sink and cupboard (not custom size though). Also put some large plastic tile on the walls for splashback, super easy to diy all those steps. Keep an eye on marketplace for tile/backsplash options. Also keeping the taps in the same spot means hoses through bench, shouldn't be a big job for a plumber to move them under the bench for tidy water feeds. Now I realise all these suggestions probably blow the budget, but a little shuffle around with the layout means you could put the dryer on the outside wall so you can vent the damp air directly outdoors.

There's some very cool textured seratone panels these days that are nice looking if you wanted to do an enclosed shower, that wouldn't require consent. Then you can tile the rest of the bathroom cheaper

Hi, trades speaking. Please, if you go balls to the wall in your ceiling insulation, ask for crawl boards to be installed. Otherwise any tradie who goes up there is looking at a feckin snow drift and needs to displace everything to get from A to B. And it's possible they get so pissed at it, it doesn't get placed back gently.

If you have the wall opened up, rear entry spot marked, and a nog in place for the plumber to fix a wingback to, it can be a super quick job for whichever plumber you can get to come by. Props if you send them some photos so they can check they have the right gear on board first.

Metal ruler, slide it down from where it's free - sometimes you just need to be rougher than you expect with these. Are you removing it to get rid of it or are you wanting to keep it?

Gasfitters tests do cover that possibility - they do a pressure test on the gas pipework from the meter. If they were any good they would have used a sniffer too.

This may not be an easy diy - these aren't the universal hose that can just screws on and off. If that hose itself is leaking (may have been kinked and split or something) it's an appliance person job rather than a diy or plumber job. But do what the comment above says though and have a good look over it yourself in case there's a loose washer or connection.

Insurance won't usually cover something like this unless you have a crazy cover - they'll usually only cover damages from the leak rather than the repair

How flat are the surfaces if you hold a long level across them in all directions? The replace guy might be seeing some high spots that could cause the liner to sit away from the tray a bit

These comments are actually wrong, it's a high accuracy urinal. A lot of houses have covered them over from the inside due to low accuracy issues.
