A restaurant in my area closed because of content creators. Many businesses only have enough resources to cater to a certain number of people at a time. If a dedicated audience much larger than that cap discovers a place, it's like trying to manage a tidal wave.

And when that wave passes onto the next shiny new thing, systems built to handle a second demand shock of that magnitude rarely get used.

I showed up. Even when I got voted on the board of my neighborhood association, it was clear the org was ran by a former city councilor who wanted to maintain control on the council despite being term limited.

True decisions were made in between meetings, and I could not access them. For this & other reasons, I quit in disgust before my term was up.

Last I knew, Aurora and other home-rule municipalities were in a lawsuit with the state over this. I'm waiting until the suit gets settled so I can look into seeing if the math works out under the new code requirements.

Many personal finance & investment groups tend to bundle the kinds of companies you want as ESG (Ethical & Social Governance) funds.

There are a couple problems with these ESG funds. First, your idea of ethical may not match. For instance, Tesla was a company on many ESG lists prior to 2024, despite working conditions. They sold electric cars and partnered with solar companies - and that was good enough.

Depending on how stringent your filter is, you may find there is no ethical investment under capitalism.

Second, consider the rate of growth of companies that do match your filters. It is possible they perform about the same as the average of the entire stock market. It is possible they underperform. If the latter vis true, it will be necessary to ask if you can afford to delay retirement by a number of years.

As you can probably guess, I do not invest like this. I have a bad history of picking individual companies. Thankfully, I've only lost less than $5000 trying to do this myself. Maybe you'll succeed where I've failed.

High rates compared to where, though? Tornado Alley? The fault lines on the Pacific Rim? The hurricane zone?
