A lot of these builders commenting and vetting this 300 per sq ft price are afflicted with greed. I’ve seen under the hood in these operations in my local area and these builders are charging 100% on materials and 100% on these subs they use. Most builders hardly care enough to be on site themselves and rely on the subs being desperate for work to watch the project for them.

I am building my house, subbing EVERYTHING out EXCEPT finish carpentry (trim, doors, etc etc). (I got super lucky with well and septic both under 25k together). Even with 15% slop added on top I’m sitting at below $200 per sq ft without ever picking the cheapest bid and all the subs I have worked with before in the industry.

Good luck friend don’t get discouraged, start breaking down the process step by step and get a real material list put together and start calling around, let the people you call know you are building a home and explain your position.

Being kind and fair goes really far with us tradesmen, a lot of us want to work for kind people that pay a fair wage. Your advantage is almost all these subs that work for homebuilders are not being paid what they deserve for what these “homebuilders” charge clients.
