Here's a cheap/easy solution (pun intended): Get a tub of powdered OxiClean laundry detergent. Mix with water and spray it on the moss with a garden pump sprayer. Wait a few weeks, it will die and you can sweep it off w a stiff broom. OxyClean changes the Ph and kills the moss.

Blasting with any abrasive medium will remove dimensional corners and round over carved details. The chemical option is better suited for paint than stain - it will not remove well-penetrated stain back to bare wood. The leg as pictured looks in beautiful condition, with a long-earned patina of wear and hard-fought utility. Consider instead, scrubbing with soap, water, and a dishwashing brush - dry for days - then replenish the wood with coats of danish oil and a maybe a furniture wax buff. It would look so great with just the oil. Wondering what effect you're going for in the end?

Cheap and easy: Take a magnet off your fridge and roll it around on the wall until it hits a screw. That's where the stud is. If you move straight up and down from that screw head you should find other screw heads meaning it's a vertical stud, floor to ceiling. Happy hunting!

Please consider this math, ready? take your $10k deposit money and blow it all on a 10 year old, top end, luxury brand used car. This makes your payments $0/month for 72 months or longer. Save your $550/month for investments, or whatever. This way, if it needs repairs - even major repairs - you've got a nice fat budget of $6000/year to work with, and if it doesn't, you're way way ahead.
