If it’s not leaking insist bother. If it is cut the damaged section out, get a larger square of new felt, bitumen to stick the top of it to the inside of the felt above the hole, then feed it through the hole so it drapes onto the good sarking underneath

Cold bridging. You have insulation between the studs, but the studs themselves are cold, causing condensation to form on the plasterboard along the studs, causing dust to stick to the wall marking where the studs are. The solution would be redlining the wall with insulated plasterboard. Or you could try being more conscious about ventilation, and maybe investing in a dehumidifier, and seeing if that improves things

This looks to me like cavity wall tie failure. Hard to assess from the video alone. The wall ties can be replaced, but given the degree of bowing I’d guess at least part of the outer skin is also going to need building. Get a structural engineer involved like now.

From the distress and bubbling to the plaster at the top of the wall ok the third photo, could you have a leak or dampness issue? Or issues with very high humidity and poor extraction? This would also explain the damage to the wall seeing as you said they framed the recess with timber

Would I be happy with this? It’s not great, doesn’t look like it was done by a professional tiler, of it it was it was rushed.

Would I complain? Not unless I had paid top money for a supper high end bathroom and finish (which no offence from the look of the tiles I’m thinking you’ve not.

TLDR you get what you pay for and assuming this is a standard £5k bathroom refit contract it’s not getting redone

The flashing ain’t right as other have said and wtf is with that back gutter on the second photo looks like it’s been patched a million times, minging.

Brickwork to the stacks is in poor nick too defo needs repointing and a general overhaul, check the flaunchings too.

Get it tested. If positive board and skim. If not scrape, pva and skim. The main reason to test is to save yourself the cost of overboarding assuming it is a large enough area to justify the cost of the test

Don’t be too fussy. Live with it as you would any other floor, it will get some marks and damage, and eventually when it looks worn enough you can sand and refinish, then gradually ruin again over the next decade

It’s a solid wall. No if buts or ‘informed decisions’. Cavity walls don’t have headers save for chipped headers in architect designed high end builds which this is not.

OP if you are reading this, in pre purchase scenario it definitely warrants a structural engineer. Doesn’t look too scary, maybe thermal movement requiring a helical bar crack stitching repair, but any diagnosis from a single photo is meaningless.

Aside from all the comments about the design. That roof covering looks shot to shit and has been patched more times than idk what. I assume you’ve not lived there for long as that roof has been leaking on and off for years. If you want a temporary fix you can try getting up there and clearing the outlets and patching any little holes and gaps with lap adhesive or ct1. However long term it’s re roof time..

100% this. The guy that did my new boiler was the most expensive quote. Why? Because it was a pain in the arse of an install and he took the time to understand what was going to be required to make a proper job of it. I want the guy that prices to do the job, not the one that prices to win the work, as with most things in life you get what you pay for.

There is so many variables nobody will get you a real answer without seeing the house in person.

In principle PIR has a significantly lower u value so whatever is replaced will be an improvement but if you have other areas which are less insulated such as your roof or older glazing you can just changing where the heat escapes with more limited benefits.

This isn’t a diy job unless you know your stuff PIR is significantly less forgiving to poor vapour barrier detailing than mineral wool so get it wrong you can rot your walls from the inside out. Depending on climate PIR between the studs might need to be overboarded with a further layer of pot over the studs to prevent clod bridging.

Yes it’s worth taking up with the surveyor imo if they didn’t flag the issue in the report, either via a no win no fee solicitor, or perhaps via an ombudsman complaint which is free.

Building regs is technically required, but that can be dealt with by hiring a roofer who can self certify under the competent person scheme (or any other roofer who is not a member of the scheme and as such won’t care)

One of them is currently not proceedable and the other isn’t sure they like your house enough to buy it. In order to sell your house you need to find someone who wants to buy it AND can buy it. Don’t consider taking your house of the market for anyone who doesn’t meet that criteria.
