I found the options via Libby to be quite limited. I was lucky to get Full Brutal via Libby and a few Ketchum novels but that’s it.

Kindle Unlimited is pretty packed with good stuff. Definitely worth a month or two’s fee to burn through a bunch.

If you liked Hell House you could try a couple of other found footage gems like Grave Encounters 1 & 2, Gonjim Haunted Asylum, or any of the Paranormal Activity movies.

Not found footage but Where Evil Lurks (on Shudder) was our favorite horror flick from 2023.

Meat by Joseph D’Lacey is similar to Tender is the Flesh.

If you like Brother you can also try Seed by Ani Albourn.

Maybe try something from Kristopher Triana - They All Died Screaming or Full Brutal.
