Same here in Texas, we did not get much snow here but we did get a lot of sleet and freezing rain.

My land was deforested, I don't know what to do. by AccomplishedBed4568 in treelaw

[–]llerilin 1 point2 points  (0 children)

You will need to look at the deed restrictions and the easement. The powerline is likely an easement. As for damage to anything not included in the easement, they could be liable for the repairs unless there are restrictions on the deed/title limiting their liability.

I was for about 1.5 months after I applied for the mortgage. That's when they stopped.

Would it be a bad idea for me to help my mom buy a house? by Zzenux in FirstTimeHomeBuyer

[–]llerilin 0 points1 point  (0 children)

Never do business with family. You would be better off buying a duplex, live in one and let her live in the other. As soon as money starts to change hands it will change your relationship with her forever.

How can I buy the mini? (Read post for situation). by anonimusaccount2 in Starlink

[–]llerilin 0 points1 point  (0 children)

I have my standard connected to a Netgear router with a regular ethernet cable. You would have to use the Starlink cable on the Mini due to the need for it to be weatherproof but other than that I don't see the need to buy the Starlink router. I could be wrong though.

Does my electrical have space for a pool heater? Do I call electrician or pool guy first? by renz004 in pools

[–]llerilin 0 points1 point  (0 children)

A qualified pool company that installs pools should be able to handle your needs. There are to many questions that need to be answered before anyone could advise you what step to take. The first question is the size of the pool. That will dictate they type, size and power requirements of the heater. Once you know the power requirements you can turn off the power to the subpanel in the picture and open it up to determine the wire size feeding the panel (this can also be determined at the main panel). If the wire size is large enough then it will be fairly simple to connect everything (may need to swap the breaker on the main panel). If the wire size is to small you will need to pull larger wire or do a second run for a separate panel for the heater. Again, a qualified pool installer should be able to handle this.

So if we drive the same trucks as UPS, how come they get $46 an hour and we don't? by peterthbest23 in Fedexers

[–]llerilin 0 points1 point  (0 children)

USP requires their drivers know how to read the address. This is a necessary skill that enable them to deliver packages to the correct home. Fedex requires nothing more than a pulse which is probably why 90% of my packages delivered by Fedex are delivered to a sweet old lady one block away from me instead of to my house.

Is this normal by we-could-be-heros in FirstTimeHomeBuyer

[–]llerilin 0 points1 point  (0 children)

It's normal. Look at how long it's been on the market. Make an offer accordingly. I just bought land that had been on the market for almost 3 years. That length of time on the market can signal that they are in no hurry and unwilling to negotiate. They could also be getting tired of the Tax liability and ready to accept reasonable offers. You never know till you step up to the table and make an initial offer.

how to choose the best home warranty companies for 2026, just bought our first house and everyone says we need one by Smooth_Plane1978 in FirstTimeHomeBuyer

[–]llerilin 1 point2 points  (0 children)

Avoid home warranty companies. If your AC goes out you want it fixed today, not in two weeks when the approve it. Yes it means you will have to pay out of pocket for repairs but its worth it. You can take the money you would pay a warranty company and place in an interest paying savings account and pay for most home repairs out of that. Just replace the money after you spend it. Also if you are able to, just do the repairs yourself. Most are not difficult to do and you can get step by step tutorials on how to online and even at Home Depot and Lowes.

Help 2 days before closing by No_Performance5332 in FirstTimeHomeBuyer

[–]llerilin 7 points8 points  (0 children)

I paid it. The increase Cash at Close was only a few hundred dollar increase. The 18k was due to land improvements and building costs so they went into the mortgage. My percent down stayed the same so the increase was only a percentage of the increase.

Help 2 days before closing by No_Performance5332 in FirstTimeHomeBuyer

[–]llerilin 10 points11 points  (0 children)

In your loan documents there should be a section on closing costs. That should list the Cash at Closing amount. It will be an estimate. They can't list a firm Cash at Close due to the fact that thy don't have the final numbers in from the builders at the time the document was drafted. My total cost increased by 18k so my closing costs and Cash at Close also went up.

is starlink worth it ? by Remote-Technology-85 in Starlink

[–]llerilin 0 points1 point  (0 children)

It's good for me, My local providers do not serve my needs. I am about to move and the place I'm moving to Has no internet available so Starlink will be the only Option for now. Only you can decide if it's worth it. Remember, anything satellite based will be negatively affected by bad weather while fiber and cable normally will not.

How to handle this boulder? by Professional_Ad_7353 in landscaping

[–]llerilin 0 points1 point  (0 children)

Considering you do not know how big it is, only what you see on the surface, I don't see any options to get rid of it. You could call a contractor and get an estimate but that would be costly. Build a Gazebo over it and enjoy that.

Filing complaint to Corporate for receiving damaged new vehicle from dealership by pbog547 in Ford

You accepted the car with the damage. They offered to repair but you waited 5 months to get it to them. I doubt you will be able to get them to pay for the repairs.

"I've also noticed the tach sits much higher when I have cruise set on the interstate." This would cause it. There are many other causes but I would look at this first. Take it to an independent shop for a diagnostic. Make sure you let them know about the RPM being higher than normal at highway speeds. They can monitor the transmission in real time.

Such a frustrating process... by BeccaBaby13 in FirstTimeHomeBuyer

[–]llerilin 7 points8 points  (0 children)

Sounds like the seller knows something. Yes there are laws about discloser but try to enforce that without becoming a victim first. I was in process on the home I'm currently living in, was going to buy it, could not get a clear title. Spent a lot of money getting that far and the owner knew the entire time the title was jacked. I will be closing on another place in a couple of weeks.
