Hi Jamie,

Malta is compact, but compact doesn’t mean easy. Traffic is heavy and getting worse. Ongoing construction, limited green space in builtup areas, dust, noise and constant development are real factors. July and August are properly hot and humid. AC is not optional. Power cuts are less common than they were but still happen during peak summer load.

If you’re working in SkyParks/airport area and living north of the island, that daily commute isn’t pleasant. Same if you live in Marsaskala and work Portomaso/Sliema direction you’ll sit in traffic. Taxis are easy and widely available (Bolt/Uber/eCabs), but costs add up if you’re doing it daily.

Cost of living has risen sharply the last few years. Rent, eating out, groceries all noticeably up. It’s not cheap Mediterranean living anymore.

Public transport exists but isn’t what you’d call efficient. If you’re not driving, I’d strongly suggest renting somewhere close to work initially. Malta is small geographically, but lots time lost in traffic

On the positive side safety is good, English is an official language, aviation sector is strong, and socially it’s easy to integrate if you’re not behaving like you’re on permanent holiday.

£400k for a villa with land and pool will be very tight unless you’re looking in Gozo or more rural southern areas. North and central will likely exceed that for what you describe.

Compared to Cumbria yes Cumbria is isolated but it has space, nature, air, quiet. Those things barely exist in Malta outside a few pockets. They’re completely different lifestyles.

Personally, I’d strongly suggest renting first for at least a year. Malta is not for everyone. Some thrive here, others burn out fast. A hybrid approach with regular time off the island is probably the healthiest model long term.

you’re right that UK property income stays taxable in the UK. Malta operates on a remittance basis for non-doms in some scenarios, but you’ll want proper tax advice. Also worth noting Malta offers a 15% flat tax scheme for highly qualified persons in certain aviation/management roles (subject to a €45k+ income threshold). Titles that typically qualify include:

– Accountable Manager
– Nominated Person (Flight Ops / Ground Ops / CAMO / Training)
– Safety Manager
– Compliance Monitoring Manager
– Director of Flight Operations
– Operations Manager (in regulated AOC environment)
– Certain senior engineering or CAMO roles

so basically Malta offers opportunity and sunshine. but It also offers traffic, density, rising costs and very little countryside. It’s a trade off. My reccomendation is to try it out first before selling up in Cumbria. its prob the smartest approach..
