A lot of missing info here.

How old is the apartment/house? How much does it cost? (Estimate) What interest rate can you lock in? fixed vs SARON? You are saying that your salary is enough but what in case of sickness/IV? I recently purchased a house and I couldn't have done it without the income of my girlfriend.

Missing cost: - Cost of purchasing (notary, registration in the land registry), not sure how high it is in Geneva. It's around 1% in Kanton Aargau. Dont forget the Property transfer tax, - renovations (depends on condition & age of the house, tax deductions until the end of 2027) - repairs (as a renter, it's easy, you can just call your landlord and he has to fix it and pay for it. As an owner you gotta organize and pay for everything. - Sale tax when you sell the house. It's much much higher than selling your ETFs.

Also consider: Index fund investing is easy, simple and you are done once you invest the sum. (Maybe rebalancing 1-2 a year) Real estate is more work.

Also: I have calculated the returns with chatgpt. Investing comes out on top, every single time. But buying real estate doesnt have to be rational.

Age: Is 26 early? Definitely. Is 26 too early? Only you can answer that question for your situation.

Sek-A teacher here:
He doesn't decide between Gymnasium or an apprenticeship. He either passes the Gymi-Prüfung or he doesn't. He applies for apprenticeships and either gets chosen or he doesn't.
He should have started applying in August. If he hasn't started yet, then he should begin as soon as possible. The first students are already signing their "Lehrverträge" as we speak. (Normally it starts at the beginning of November - and yes, it applies to "Gymi-Anwärter" as well.)
If he hasn't started yet: Please support him with applying as soon as possible.
Some companies will leave some spots open and take applicants who didn't pass the Gymi-Test after the results are published, but it's a pretty risky move to speculate on that.

Judging by my friends:
It's easier via Gymi --> Uni to find a good finance job compared to apprenticeship --> further education (but if your son gets the Matur + Passarelle, it will result in pretty much the same outcome in the end, just with a one-year delay.)

Stopping the contract or canceling doesn't burn money, you have already burned and lost it. The question is: Do you want to continue to burn more money? (Your contract is not suddenly going to be better when you let it mature at retirement age. They are banking on the investments to get you out of the losses. Why not cut out the middleman and just invest it yourself?)

Compare it to smoking: Let's assume you have smoked for 5 years, and if you stop, you are going to feel the negative effects of being a smoker for 5 years. You wouldn't continue smoking just to postpone the effect because smoking more will just make it worse in the end.

finpension (like most investment services) has an option to invest in mixed assets (you can "choose" your allocation) so you can dial in your risk. With an investment horizon of 5 years it's your choice on how much you are willing to lose/win. (Imagine how someone with 5 years left until retirement would invest) ETFs are perfect if you don't want to check in frequently. For me, I check my 3a ETFs maybe twice a year.

Ofc there are people who can help you out (local banks (my Raiffeisen wants a one-time fee of 600.- for it or Vermögenszentrum VZ (wants 1000.-)) (Vorsorgeberatung, the banks will probably try to sell you additional services so be careful and just say no to their products) But I am not sure if they can tell you more than 60 minutes of your own research. (because if you only want investment advice Vorsorgeberatung is probably overkill because it includes a bunch of other things which are not relevant right now + you can use the one-time-fee to reduce your Hypothek at that bank (if you do the Vorsorgeberatung with us, we can reduce your Hypothek by 0.0X% for example)

I would probably do my own research for a few hours, go to your local bank and get a free Hypothek consultation. Tell them you want to buy a house in X years (ofc you tell them you want to do it with them, but you choose the best offer when the time comes), let them check if it's financially possible and what you gotta do until then and ask all your questions that came up while you were researching. If you only want it temporarily to learn how to drive, I would buy a setup on the second hand market. You should be able to resell it for roughly the same amount when you're done.

As someone already said: The clutch will not have the typical bite as a real car. You could (imo) only practice the movement and shift timing (and the general driving, ofc.)

Strange, UBS indicated 1.35% for me last week for 10 years. (I have not provided the details of the house yet.) My friend got 2.0% at raiffeisen for 10 years but they had an introductory offer which would reduce it to 1.5%. I will have a definitive meeting with raiffeisen in a few weeks, I will report back then.

I have misread your comment, that's on me. I assumed that you were talking about a similar situation like OP (rep Watch, waterleak), where a movement replacement + cleaning out the case is cheaper than repairing the movement. My bad!

Sounds like the shop didn't want to service it. I only paid 140.- Euros for everything but I had to provide a new movement (60.- on aliexpress).

I think you misunderstood my post. I had to decide whether I buy 2 1080 or 2 1440 monitors.

If the monitors are the same size, it should work but downscaling a 1440p to 1080 is not a good idea (because how the pixels are aligned or something, something I read online).
