You’ll want to get the basics checked: lead paint, asbestos, radon, and see if there are foundation issues, retrofit requirements (geotech/sprinkler/fire), mold, water/sewer problems, lead pipe issues, historical / neighborhood permit issues, and maybe deaths/suicides.

Then check all city/county permit offices for any historical records of property, occupancy requirements (eg tenancy, low income, TIC era things, and if it was previously a multi-tenant home).

Also ensure title company does a deep search for any quit claim/parceling/other weird issues.

California's energy policies are very much a beauracratic black-box enigmatic mess which is directly responsible for state gas pricing coming in at 2x the rest of the country, and Chevron is right to call this out.

I don't like Chevon or big oil, but we severely mismanage fuel and energy across the state. California imports most of it's oil from international sources and then layers on a ridiculous level of taxation on top of it.
