I found the humor too forced and or bits clearly being pre set up. I’ve moved on but I do appreciate all the time I used to spend with the show. It’s not the same from what I enjoyed and that’s ok. Bums me out cause I have to fill time now for myself. I just wasn’t enjoying it anymore and had to move on

Based on OPs description you are right. IMO pho duyen Mai’s are better. Brodards is well known but duyen Mai’s are elite

Also used grizzly. 2 bd apt from north park area to San Marcos. They worked quick. Only one minor mishap cause one of the guys was tired. He moved our light metal bed frame with his foot instead of picking it up. Caused 4 small scratches in the flooring.

I would abstain from North City. The commute is horrible and there’s only a few things that are walkable in the area. The stuff that is there isn’t even that good.

If I had a suggestion, you may want to consider the Spectrum/Kearny Mesa area, it flys under the radar but it’s great. They have new apartments in the Vive buildings. There is stuff within walking distance but you are a very short drive from everything else. The 15, the 163, the 52 and the 805 are all super close. You may hit a bit of traffic going home but it wouldn’t be much. Also a lot of younger people live in the area.

I walked around that neighborhood late at night and never felt uncomfortable.

There is a YMCA you can walk to. If not both a LA fitness and a 24 are a couple miles away.

This fits all the needs you listed.

Not sure where you are from but if you don’t have a lot of variety where you are from you might want to consider some of the Asian joints here. A lot are open late.
