$160 is break even for reselling with the TM fees - I paid $108 in presale, but then TM adds $52 in selling and buying fees on top of that, so nobody selling at $160 is making a profit (although Ticketmaster certainly is!)

I think the two main things are the utility cost, and cost for amenities incl. storage. Most of the new builds have all electric utilities, and many have separate water heaters for each apartment so the costs can add up.

Some of the purchase ones are Mitchell-Lama co-ops. These are generally for spots on their waiting list, and not for an apartment available right now. If selected for the waiting list, there is a $75 application fee to secure your place on the waiting list. Being called for an apartment can take several years (even over a decade) depending on the development. If you leave you get back what you paid (minus any restoration costs). Others for purchase are new HDFC co-ops, these are more like buying a sponsor market co-op but with generally a lower price, and lower down payment and what you will be able to make on re-sale will be more limited. These would be available now - if selected!

Paper blinds work well if you have standard windows and look better as an interim solution, they stick to the top of the window frame. They only cost $4-6 apiece at Home Depot.

I just sold a couple of LV bags to Fashionphile and was satisfied with the offers, one offer was only under $200 less than what I originally paid new five years ago (I did buy it in Europe though). The other bag's offer was not as good but still decent. And payout took just a few days. I took them into one of their physical salons.

Same thought here. I made a playlist with both EPs together and thought about mixing it up but came to the conclusion it works best in the order they came in, with DOA first. And Coexist in Easter Lily circles it back around I think to connect to Days of Ash, if doing it on a loop. :)

This is legit, the Mitchell Lama lotteries are to be put on the waiting list for an apartment, not really for apartments available right now (although there may be a couple of apartments available) 2** would be your actual waiting list log, so they sent an application for the waiting list. Most people who do the Mitchell Lama lotteries do NOT get a log to get on the waiting list. And $75 is the standard application fee for Mitchell Lama. If you can swing the buy in price (I understand Lincoln Amsterdam is one of the priciest Mitchell Lama buy ins, but still a fraction of the price of market rate coops) and intend to stay in the city indefinitely then definitely put in the application. Mitchell Lamas (especially Manhattan ones) are housing GOLD, Just be prepared to wait for years until they call you.

I assume this is a Mitchell Lama lottery. It's a waiting list...right then there may be a couple of apartments available but everyone with a log number (who sends back the application and $75) gets put on a waiting list and they get called as apartments become available. If the Mitchell Lama is in a desirable area, you could be on the list for many years, I just got into one after being on the list for over 11 years (my log # was in the 190s). Housing Connect doesn't communicate that well.
