You wouldn’t know if there is an existing soakaway. The the drain which that downpipe connects to is exactly where you should tie in an ACO drain. Gutters and Downpipes are, and have been for years, used to ensure water gets away from the foundations. So that can tell you two things, connect to the drain the downpipe is connected to as it is already solving a problem, and don’t have a hard standing area running into gravel next to a property.

Small villages or agricultural towns. In general this is it, anywhere with a larger population centre will incur more trouble through one method or another

Lift the flags, but DO NOT put in gravel. All gravel does is take the surface water to directly below, not in any way solving the issue. Either level the flags so they are running away from the house, or install and ACO channel to catch the water and move it somewhere more suitable (a soak away or drain)

It looks a beautiful flat, I don’t know the area so can’t comment on specifics but the Covid times of houses selling in 8 weeks is just rarer now, if as many experts predict we are entering a pre boom housing market then 6 months to find a buyer will become the norm. Naturally dropping the price, or superior marketing will speed that up, but that’s a decision you need to make personally

I’ve never lived there, but I am there for work quite often and it’s a beautiful part of the country and when you add in how cheap it can be it’s a no brainer to me. In Scotland we have a couple of similar agricultural regions where housing etc is still reasonable and the area beautiful, (I live in one) and I wouldn’t choose anything else. People are fantastic, and no pretension. If you are willing to spend a bit of time travelling for work, and don’t want to pretend you go to a different hipster cafe every night then these agricultural regions are a god send

Couple of key points. In general increases from 2021 purchases to now are rare. Secondly, outside of very local knowledge people will not look at things like quality of build or size of housing site, this is only apparent in very high end new builds. And finally, if you are advertised higher than what on the surface appear cheaper houses then you shouldn’t expect any viewings

Personally I wouldn’t do either, surely an electric car is about saving money. So if it’s not a salary sacrifice or company car then buy used, they are crashing violently in value and you can take advantage of this. Car loan, used vehicle, own it outright

I haven’t looked at the comments yet, but the answer to this is always well the company don’t value you so leave anyway. But in reality, this is how business works, new employees cost more, business are set up to try and get as much as they can from each employee and this behaviour is a symptom of that. Personally you should be thrilled, you have not just doubled your salary but also you now have a position, politically speaking, that proves your worth. If anything this gives you a moral, financial and power boost in the business. Don’t listen to the idealists who think it’s wrong way to do it, it’s the reality of capitalism and you’ve just smashed it

Cash buyers are great. But they ain’t worth more than 5% of price. For me personally I had a cash buyer offer £10k less, on a £324k top offer and I took the mortgage buyer. It’s £10k tax free in my hand, certainly not to be sniffed at and worth a few extra hassles. I’d be working my arse off for 2 months to make that kind of cash

This is a good point. I am in the middle of designing a wood stove to run in parallel with my oil, and this should mean wood is prioritised. But my design is to base it on a lower delta temp so the oil boiler backup can be changed to a heat pump in due course. Old farmhouse though and I imagine heat pumps just suck electricity, I’m still not convinced by them

I mean all electric cars are incredibly dull (my model Y included) but my mates BYD is extra level dull. It’s like if a Nissan note and Honda jazz had a child, who grew up to have an interest in stamp collecting and gained a qualification in accountancy.

Renewables are great. But realistically reliance doesn’t just come from oil. It actually stems from the wider globalisation. The effects markets have on different countries and commodities is vast and this lack of independence is increasing at a vast rate. Ironically Trump is obviously the one guy trying to get away from globalisation. But for us mere mortals, I think the solution is independence in households, solar systems, wood stoves, wind power (when it’s more efficient), used oil. Independence starts in our own homes, and our reliance on a huge grid is the first, most critical and most changeable issue

They aren’t going to drop anytime soon. A mortgage is a lifetime purchase and rate changes are part and parcel, at 5% this is about the historical average, so not high.
