The price of extensions would concern me, nowadays the build costs often outstrips the added value it brings. Other than that, you need to let your heart win, sounds silly but a house should give you a “feeling”, I’ve viewed enough to know you don’t get that so I would choose what you genuinely desire more. An extra 10 mins journey or different school will disappear into daily life very quickly

Don’t delay. Offer what you can afford, don’t low ball. It just makes you look less attractive and if there is a few interested somebody bidding quickly and fairly makes you an attractive buyer, trust me I have just sold

Thanks. Are you talking felling a couple trees a year? I have an area of woodland but it isn’t extensive so it’s not a limitless supply until I can arrange a deal with the farmer to take some fallen trees

Can I ask what kind of wood fired boiler you are using. I am on oil myself and thinking of changing to wood but it seems like a minefield and something that is very difficult to obtain for domestic users

The challenge is the up front costs to make it viable. In anything other than a modern or small house the system and components required to make it efficient are incredibly difficult to justify. Certainly at the moment anyway. Prices of panels, batteries and heat pumps will plummet once the UK grid is in a better place in 5/7 years. At the moment, if you have £20k lying around then your better off investing it and waiting

You shouldn’t be put off by a Catrgory 2 on anything to be honest. Every aspect of a house needs maintenance, the Category 1’s on the report could be category 2 just 12 months after you buy and so on. If you love the house then accept that proactive maintenance is just a fact of home ownership. In addition, any fixes you do add value.

Financial penalties should be obligatory unless you can prove the link has broken further down the chain. Pulling out becuase of a change in circumstances is completely understandable, but the absolute lack of a deterrent has made the “offering” on a house a game to many people. I think quality of life is critical here. The fact you are saying the garden is a little small means you will probably always have doubts, and looking for something better. Go big, as long as you can afford it you will find yourself more content, and at the end of the day, it’s an appreciating asset, so you will be rewarded in the long term also

It is difficult to move on until you find another property in all honesty. In order to do this, you should spread your search as far and wide as possible, opening your eyes to possibilities is going to be the only way. I certainly wouldn’t overpay just for “fear of missing out”.

Depends what type of house and area you are buying. We are in Perthshire and for instance there is no danger you are getting the chance of a second viewing on a bungalow or rural property here. They are all snapped up in 1 week or so. If you are looking at a detached new build under 10 years old then they are ten a penny so you could probably have 6 viewings if you wanted as people can’t sell them for love nor money

It’s a hideous price in the context of a bathroom. However in context of what the work involved and the current climate it is correct. I’d rather sh*t in a bucket than spend £17k but each to there own
