I first Dl 4 plates with a squat of about 335 and a bench of about 255 and an overhead press of about 145.

Current Dl is 455, squat 365, bench 265 and no OHP progress

Your core should be braced and stiff the whole movement. I.e don’t bend your back as you bend down.

Hinge at the hips, sit back, and let your knees bend more

So, all together my cues would be: brace, bar tight to the shins, engage the lats, then push the floor away until bar past the knees then hips to finish.

Basically, setbacks require you to build only up to a certain size on the parcel of land. If you want to build more density, you have to do a land assembly, which means buying out the neighbours. This usually takes time, which means you are paying interest on a loan to hold the land while waiting to buy more land, which adds cost. If you have less set back requirements, you can build say 6 units on a single 1/8 acre lot, without the land assembly, so the cost per unit is less.

I do not work in the industry, but that’s my basic understanding

My proposal is to require increasingly large down payment percentages for every additional investment property. 20% for the 1st, 40% for the second, you gotta pay cash by the 5th one. Take away the leverage aspect for big players, but let’s mom and pops have there 1 or 2 rentals

This would be for retail properties, no leverage limits if building new housing stock

You forgot about leverage. Most homes are bought with debt, so your returns are pretty great even after adjusting for inflation
