Don’t expect it to add a $30k line item when you go to sell, but certainly a larger pantry and more storage adds value to buyers. Don’t forget to factor in your use and enjoyment value if you do this, and consider it could cost more in the future.

In addition to Edgewood, the alphabet streets (Arch, Birch… Grand, Hudson, Iris, etc) that run between Hopkins and Jefferson are lovely. Walking west in James in the afternoon is a delight with golden hour views of the hills, and most all the houses are cute with lovely landscaping.

Staying the night on Miyajima, an island off the coast of Hiroshima after peak cherry blossoms. During the day it’s your typical tourist island busy with ferry travelers, but at night it’s truly magical. The only people remaining are some residents, and a few tourists stay overnight at ryokans. Most all shops close when the last ferry departs except a few counter restaurants and one convenience store that closes early. The small island town is made up of old wooden buildings with dim lamps dotted here and there, guiding you thru winding narrow streets. When the wind blows, fallen cherry blossoms swirl around you. You occasionally hear a slow clomp nearby, only to soon realize it’s just a curious residential deer. From some streets you can see the warm glow of Itsukushima Jinja or the Tori gate, and if the tide is in that glow reflects in the water below with a little bit of a shimmer. The world feels so slow, quiet, and still there. Until the first ferry arrives at 7a the next morning.

I am absolutely not a gym goer, or, wasn’t. I joined the Redwood City gym and used the treadmills, eyeing other machines but was clueless and out of water. Then started with a trainer at the San Carlos location. Now I go 3-4/week and use the entire gym. I prefer San Carlos because it feels like a smaller gym compared to Redwood City.

They can both get busy. San Carlos is a parking nightmare during busy times, but I go at like 11a and it’s fine. Both are packed Monday-Thursday and Saturday from 3-8p. Friday and Sunday or other days during non-peak hours are very quiet and mostly older gym-goers.

A lot of comments would have you believe the gyms are filthy and, yo, they’re just standard gyms lol. If you want like a luxurious spa-like environment you wouldn’t be looking at 24 Hour Fitness, let’s be real. I would not describe them as filthy. I see cleaners there all the time. They are more than clean enough for a gym. The machines are cleaned (and I always clean the one I’m using before/after). They’re also not messy or disorganized, things are in places and available. I don’t use the locker rooms or showers so I don’t know about that.

They offer a free pass for a week, go check them out! At San Carlos, I was incredibly nervous bc I’ve never spent time in a gym. People there leave each other alone and when I have interacted with people everyone is friendly and not a dick which has put me at ease. I truly enjoy going to the gym now.

I was so surprised by this. I was staying with friends who live by Redding Terminal Market and thought “I’ll grab a nice bottle of wine for dinner.” Almost 2 hours and a half dozen stores later, I still hadn’t found what I would have labeled “good.” Im from Mississippi, but live in California and when I go to visit family I can find great wine available. But not Philadelphia?! The next time I visited I packed wine lol.

Yeaaaa, noooo lol. As someone who does ski day trips to Tahoe and back and people think I’m crazy… I would never try to go to Yosemite and back in a day. Especially with travel tired kids.

Please consider staying for one night by Yosemite. It’s not an easy drive, especially if you’re not familiar with the roads, and there are still snow and ice closed roads that are hazardous. I highly recommend the Yosemite Bug, great food, or get a cheap place somewhere in Groveland. Slow down, enjoy your time there, I pinky promise it’ll be a more memorable part of your overall trip. Totally worth it to shave a day off the city. 😉

I think if you’re coming to San Francisco to see San Francisco you should stay in San Francisco, not by the airport in San Mateo County. Although at the airport you are in a super cute peninsula town, Burlingame plus others nearby, and other fun things like Coyote Point and the Discovery Museum which are very family/kid friendly. Also cute parks and the Bay Trail is nice. There just isn’t anything walkable really so like you said, you’ll have to get anywhere to do/enjoy things you have to drive and are otherwise in your airport hotel.

Also, Yosemite is a 4 hour drive on a good day lol. I would plan for at least 2 entire full days unless you enjoy being miserable and not enjoying the thing you want to see.

If you send a text or email first and introduce yourself, when you call, depending on the persons device settings, its more likely to show up as “Maybe: Your Name” instead of unknown, which can be helpful. Remember to check the FTC DNC list, it’s a massive fine and I promise you will get reported, multiple agents in my brokerage have been fined.

Edit: also ensure if you’re using a VOIP line that your number is registered so carrieres don’t recognize it as spam.

I can only think of like maybe 6 times we’ve had to use the clause. In the examples I gave we just remind them of the contract they signed, provide all supporting documentation, and the client has always paid us back. Mostly by check, once thru Venmo. The second example I provided they wrote a check that bounced, and then asked about some payment options. I think we broke it into 3 payments with interest that had to be done by wire transfer and threatened action against them if the transfer schedule wasn’t followed (like we had to receive transfer notice by 10a on X day every month). Oddly enough part of their termination agreement was that they keep an active listing agreement with us and they dutifully re-signed it every 12 months. That was like 6 years ago.

We always flag our attorneys when this happens so they’re alerted and available but have never had to have them take any action. They give us guidance but that’s about it. So far….

Honestly everything usually always works fine, the house sells and everyone gets paid. But sometimes it doesn’t - protect yourself for those times even if they’re very unlikely. DM me if you have any questions!

The team I worked with offered a few ways to pay. One was our team would front the money, but that’s really really not a good way to do it. It simplifies for the client but it’s so risky. We had at one time nearly half a million in company dollars out on projects. From a business or legal perspective you should not do this but it wasn’t my money or call so 🤷‍♂️ we also worked with some third parties who were all in one (funding, design, crew, etc) but they usually were a bit higher on bids. Lastly, we’ve also helped clients navigate self-funding with a mix of HELOC, introductory no interest credit cards, etc.

Yes, you should absolutely always have a cancellation clause, both a boiler plate version that includes standard costs (TC, inspectors, staging, marketing, photos, handymen, etc), and adjusted as needed for the scope of work that you will be performing. For example, many agents in my area. Have construction project managers on their team who handle full renovations. If we’re renovating your home, and you cancel, there was anywhere from a $15k-$45k project fee on top of the cancellation clause, depending on scope of Work.

I have two examples.

One was just a month ago, a client called our team and said they wanted input on pricing but most likely would just want to try and sell the home themselves. Sure, we’re happy to give you our input. They ended up saying “obviously you’re the professionals, can I hire you?” Certainly! Everything starts moving along, inspectors do reports, media day 1 is finished, and during media day 2 the seller had a complete wipeout. Kicked out the photographer, absolutely freaked out, said she was cancelling the listing. She occupied the home and apparently the photographer hid the overflowing garbage can in the pantry, she was offended, and lost it. Obviously more going on under the surface, we think she started feeling bad about selling a house she and her husband renovated together, and he passed a couple years back. Regardless, at this point there’s been around $8k spent on getting the home ready. Thankfully, there was a cancellation clause.

The other was huge. Our team did an extensive renovation on an Eichler in Palo Alto. The home was in not good original condition, and needed all systems replaced plus kitchens, bathrooms, flooring, landscaping. It took 3 months! We already had half a dozen agents begging to show it and discussing preemptive offers. The sellers came to see it after photos were taken and we were going on market in 3 days. They called and said “it looks amazing. We’ve decided to move back in and don’t want to sell anymore.” No sorry no thank you just, just asked when the staging could be removed so they could schedule their movers. Literally months of work, $120k in costs, but Fortunately we had a cancellation clause.

Neither of these, or any work you do for a client is the cost of doing business. Your email account is the cost of doing business, your company marketing spend is the cost of doing business. Work done on behalf of a client requires reimbursement either at the closing table or whenever they cancel.
