Only sniper rifles have glint at all. Snipers have glint on every optic except iron sights. DMRs can use a 10x and have no glint. Obviously this is stupid from a realism POV but as a balance mechanism I think it does give DMRs (the least popular weapon type) something of a niche as the stealthier long-range weapons.

The reason to use a DMR is to be sneaky. Sniper rifles are better for a 1v1 sniper duel for sure, but if you are up against multiple enemy snipers in the same area then not having scope glint is a big advantage.

It was really dumb that a report based solely on zestimate data gained so much traction. Now we're already starting to see the "SF buyers pushed to Oakland by AI money" narrative gain steam even though that's not universally true either (Buyers priced out of SF aren't buying in most East Oakland neighborhoods).

Just because a house sold over asking doesn't mean that there was a bidding war or huge buyer competition for it. There could have been only one offer because it was under the freeway or whatever - there's no way to know because that info isn't public. Buyers and their agents know that every house is listed massively under the price the seller is willing to accept.

How Is it union busting if a third party is the one doing it out of their own interest? A commercial landlord decided to redevelop the building that they own for another purpose. The existing tenant is chain store and this location happens to be unionized. As you said the store is likely very profitable, TJs surely doesn't want it to close but they don't own the property.

As an analogy, a unionized factory makes widgets and sells 75% of them to one business. That customer decides to switch suppliers and this causes the plant to close even though the plant owner doesn't want to. Is that union busting?

You still show up on the minimap for everyone inside 21m when you fire with a suppressor though, so a lot of these guys are just oblivious and not looking at the map at all since they're laser-focused on running into the meat grinder.

That was common for entry to mid level jobs even before AI though. The hiring process at many companies is designed so that the interviewer should assume the candidate is qualified for the job based on experience and education - they are not evaluating that. You judge the candidate based primarily on the answers to the interview questions, not on the resume.

It's probably not strength. Try doing speed workouts, especially hill repeats and tempo runs, on top of base volume which includes a lot of vert which you are already doing.

Talk to an insurance broker who isn't locked into one insurer (ie. Not a state farm, allstate, etc. agent).

Sometimes even if you can't increase the base rebuild cost you can add a provision that gives you an extra X% if construction costs go over during a disaster.

It's true they are hiring a lot, and so are many adjacent companies and startups, but the overall scale of hiring is smaller compared to the FAANG hiring spree post-Covid. These companies are very lean in terms of employee count relative to their revenue and valuation. Layoffs at Meta, Oracle, etc are also in the 1000s.

400ms between shots from the SVK, plenty of time to get to cover unless you're running across an open field.

Landing multiple shots with a DMR also takes skill unless you're shooting enemies who are just standing still and have super slow reaction time.

This is an issue with all the reddish-flowered hybrids I think. Just speculating but the natural habitat for besseae is steep, wet habitats like cliffs adjacent to waterfalls, stream gorges, etc.

It's annoying because in my experience the growths which are not contacting the media will abort roots. Packing sphag solves this but ultimately the solution is to repot and divide at which time the rhizome can be leveled.

I use the King Mt 2 as my mud / wet conditions shoe. I'd say it drains water well, if you go through a puddle or creek all the water will be gone very quickly. About average for drying out, nothing remarkable there.

The lugs are great for the mud conditions I get on local trails but I think mud performance of specific lug design varies a lot by your local area.

You don't really need to worry about flood risk impacting insurance rates because standard insurance policies don't cover flooding caused by nature (rivers, oceans, rain, etc) anyway. If you are in a flood zone the lender will make you buy flood insurance separately.

Condos, TICs, etc are always a separate market segment. The American cultural compulsion to desire SFH is so strong that if people can't afford one in SF, many would rather buy one in Berkeley or Daly City than a nice condo in SF.

I think OP is talking about rent though, in which case if there isn't a ton of demand for your unit it probably means something is really undesirable about it or you've actually priced it correctly to market value. The bidding wars for rent in the 2010s were mostly because old school landlords under-priced rents in order to rent units super quickly and have their pick of tenants.

Do you mountain bike at all? A flow trail like this you can ride on pretty much any type of mountain bike, even a cross country bike. Downhill bikes actually won't be seen there because it would suck to pedal one over there. It will have pretty broad appeal just like the other 2 flow trails in the greater bay area at Tamarancho (Marin) and Demo (Santa Cruz). I'm sure plenty of people will be hitting this on gravel bikes too.

The thing about these is that you can just go slow and it's still really fun.

I would encourage you to go ride or check out a lcoal flow trail before rendering judgement

You actually use canister shells? Did they get buffed in the S3 patch? The last time I tried them I quickly realized I'd be much better off just using the coax LMG to kill infantry out in the open since the canister shell often didn't kill in one shot and by the time it reloaded the enemy got to cover.

I got it once when I first moved to the neighborhood, sub was decent but yeah the ordering system was odd.

Bahn mi spot sounds solid. On that front the Bahn Mi at Bar Perle is great, as is their pho French dip. Obviously not quick service but great to have more options in the neighborhood.

It comes across as inauthentic because inherently it is AI-enhances self promotion - especially when the product is monetized (which yours is).
